Drainage pafferne will be based 'on topographic survey provided by the <br />Client, USGS maps, and FEMA maps. Drainage basin map showing sub basin areas <br />and drainage patterns will be prepared for use in conceptual design. <br /> <br />Coordinate with the City of Casselberry Engineering Department to compile utility main <br />locations. Evaluate the potential extension of utility infrastructure system to serve the <br />proposed development. <br /> <br />SKC will review topographic survey of existing sanitary sewer and water distribution <br />systems. Through researc..,h with utility p~v~yor and interview with the users, s~nitary <br />system will be evaluated for availability, capacity and ease of extension for new <br />improvements. <br /> <br />- SKC will evaluate the existing tire and clomestic water demand on campus and <br /> determine if a Poop system is required and feasible. <br /> <br />III. Land Use Analysis <br /> <br />Identify major retail center within S-mile radius of the site, List major anchor tenants <br />within these centers. List other commercial retailers that could potentially compete in <br />the market area. <br /> <br />- Contact and interview retail / office developers for opinions of development opportunity <br /> and prototypical commercial development. <br /> <br />Review general demographic trends information including housing supply, available <br />housing types, population characteristics, and major employers within 3-mile radius. <br />City of Casselberry will provide demographic information. <br /> <br />IV. Conceptual Design <br /> <br />Based on the research and analysis above, SKC will prepare a composite constraint and <br />opportunity sketch documenting and depicting site features, potential problems, <br />constraints and opportunities. Site features include elements such as unsuitable soil <br />areas, ingress/egress points, visual corridors, open space, vegetative buffers, etc. <br /> <br />SKC wile prepare a wdtten development program describing each element of the <br />proposed developments their spatial requirements such as floor areas, number of units <br />and parking requirements. <br /> <br />- SKC will prepare a conceptual development plan alternative demonstrating potential <br /> development based on the deScribed program. <br /> <br /> <br />
