The se, ope of services consists of <br />preparing feasibility analysis and conceptual plan to develop a 40,000 square foot commun~ <br />center and commercial retail complex on a 14 acre-site located immediately south of <br />Lake Drive across from the C, asaelberry City Hall. <br /> <br />The proposed community center will occupy approximately 4 to 5 acres. The remaining land <br />would be available for private development. The sccpe also includes feasibility of shared <br />access driveway with existing ehuroh tO the mouth, central storm water management facility, and <br />master utility infrastructure system serving the proposed development. The feasibility analysis <br />will take into account the plan for widening and improvement of Triplet Lake Drive. Specific <br />Scope of Services will consist of: <br /> <br />I. Background Research and Ba~,e Plan Preparation <br /> <br />- Base Plan Assembly: Coordination with the Client and the assigned project surveyor to <br /> assemble a base plan showing the project site, e×isfing surrounding areas, and <br /> proposed improvements on the City Hall complex and Tdplet Lake Drive. <br /> <br />Review topographic survey to become familiar with existing site conditions, surrounding <br />conditions, end proposed improvements. <br /> <br />Review comprehensive land use plan and zoning for allowable land uses end city <br />policies for redevelopment of the area. <br /> <br />II. Engineering Evaluations <br /> <br />- Review Soil Reports for development constraint· and opportunities imposed by <br /> subsurface conditions. Subsurface investigation reports was prepared by Ardeman & <br /> Associates. <br /> <br /> <br />
