<br />1. Basic land use data: <br />a. There are a total of 20. 7 acres <br />b. There are a total of 70 dwelling of units. <br />c. There is a total gross density of3.38 units per acre. <br />d. There is a total of 6.33 acres utilized for open space as defined by the Seminole County land <br />development regulations. Open space is composed of retention, drainage areas, recreation and <br />conservation (Tract F is used for open space). <br />e. There is a total of 1.51 acres utilized for retention (Tracts A, B and G). <br />f. There is a total of 1.92 acres utilized for conservation (Tracts E, and I). <br />g. There is a total of2.3l acres utilized for drainage easements (Tract D). <br />h. There is a total of 0.69 acres utilized for recreation (Tracts C and J). <br /> <br />2. Building and lot restrictions <br />a. The minimum lot size is 5,000 square feet which is typically a 50 foot wide lot with a depth of <br />100 feet. <br />b. Dwelling size is to be a minimum of 1,800 square feet including garage. <br />c. Required yards include 20 feet in the front; 15 feet in the rear; with 5 foot setbacks on each side <br />or zero foot setback with 10 foot separation between buildings. Lots 30 through 39 shall provide a 20 <br />rear setback. <br />d. The required setback for swimming pools or screen enclosures is seven (7) feet from the rear lot <br />line. <br /> <br />3 . Vehicle and pedestrian circulation system <br />a. Four foot sidewalks will be installed and maintained on both sides of the internal streets and a <br />five foot sidewalk on Lake Howell Road form the south property line to the bridge. The <br />responsibility of maintenance is established within the Declaration of Conditions, Covenants, and <br />Restrictions for Brittany Gardens. <br />b. Roads within the subdivision are to be private with construction to City of Casselberry standards. <br />c. Roads shall have a 20 foot pavement, a 50 foot R-O- W including a 5 foot utility easement on <br />either side. Cul-de-sac shall be 44 feet radius R-O- W with a 42 foot radius pavement. <br />d. Developer or his assigns will fund cost of signalization at Lake Howell Road if and when <br />warranted by Seminole County. <br />e. Developer will dedicate a 50 foot half of right-of-way along Lake Howell Road. <br />f. A right turn lane at the southern entrance of the subdivision will be constructed and maintained. <br />The turn lane will then be given to Seminole County for inclusion into the Seminole County public <br />R-O-W system. <br /> <br />4. Landscaping and buffers <br />a. The landscaping in the front and rear of each lot will be provided by each individual homeowner. <br />b. The Developer has provided a landscape buffer at the entrance of the property. Maintenance of <br />the buffer is described within the Declaration of Conditions, Covenants and Restricitons for Brittany <br />Gardens. <br />c. A six-foot wall (6 ft.) will be constructed adjacent to Lake Howell Road. <br />d. An eight-foot (8 ft.) wall shall be constructed adjacent to Dommerich Estates. <br />e. A twenty-five foot wide undisturbed natural buffer shall be maintained adjacent to the ordinary <br />high water line of Howell Creek and all structures shall be set back a minimum of twenty feet from <br />the buffer. <br /> <br />Ordinance 00-100 I: Page 2 of 3 <br />
