<br />City Commission Meeting <br />January 23, 2006 <br />Page 6 <br /> <br />3) All the street-front, perimeter, and buffering landscaping improvements shall be provided in Phase <br />I, except for a portion of landscaping required in the southeast corner of the lot due to interference <br />will construction activities. <br /> <br />4) The Crape Myrtle trees proposed shall be a minimum of 12' in height at the time of planting or be <br />considered ornamental trees, which require making up a deficit of 45 additional landscape credits. <br /> <br />5) All trees on the site shall have standard trunks with a DBH of 2.5 inches, not multi-trunks. <br /> <br />6) Applicant shall obtain final plat approval for the related development, prior to the commencement <br />of any construction activities in relation to Phase 2. <br /> <br />7) All business on the site is to be conducted within a completely enclosed building. Limited storage <br />may be permitted outdoors upon approval of a revised site plan by the Planning and Zoning <br />Commission in accordance ULDR Section 3-10.2.5 and 3- I 7.4. <br /> <br />8) Developer and/or the general contractor shall havea pre-construction meeting with the City's Public <br />Works Department and resolve any outstanding site plan issues prior to the issuance of any site <br />engineering or construction permits by the City. <br /> <br />9) A building permit shall be obtained from the Building Division prior to construction of structures. <br /> <br />10) The Site Plan approval shall be valid for one year upon approval. An extension request must be <br />submitted prior to the expiration. <br /> <br />11) All the specified conditions shall be fully and faithfully executed or the site plan shall become null <br />and void. <br /> <br />Audience InDut: John Casselberry, 700 S. Lost Lake Lane, opined on the aspects of the project. <br /> <br />MOTION: <br /> <br />Moved by Commissioner Colleen S. Hufford to <br />approve SP 05-10, Anchor Road Commerce Center to <br />inclnde the stipulated conditions. The motion was <br />seconded by Commissioner Linda Hart and carried <br />unanimously by voice vote. (5 - 0) <br /> <br />Commissioner Cook disclosed that she had ex-parte communication with the developer. The City Attorney <br />said it should be stipulated by the Commission that their decision was based on information received at this <br />meeting. Commission so stipulated. <br />
