And so my suggestion is that I give this <br />61 critique or this analysis of their proforma to them and then we meet face to face as soon as possible. And <br />62 that we would make a presentation to you within a very short time. There's any numbers; a finance model <br />63 that can be supported by both companies. <br />64 MAYOR GOFF: Okay. See, one of the things that I thought that we needed to do as, as a Commission, was <br />65 determine whether or not we wanted a civic center or not; whether we wanted it on that location or not; <br />66 whether we wanted thirty thousand square feet or not; or fifteen thousand square feet or not; and the funding <br />67 packages that were available, and, you know, that would allow us to build that either in partnership with <br />68 somebody or privately by ourselves, if that's what we wanted to do. And so, you know, I, I looked and <br />69 looked and looked and looked through all of your information and finally found that we were looking at a <br />70 thirty thousand, three hundred square foot civic center, which is fine, except that the last time that we met <br />71 and talked about it, we were talking more in the terms of fifteen thousand, but not having any knowledge of <br />72 what type of grants, what type of aid, what type of programs there are out there that would assist the City of <br />73 CasselbelT}' in funding this type of a program, we haven't made the determination as a Commission that we <br />74 are even going to have a civic center, let alone where. And so, that's why I'm kind of confused because <br />75 we're, we're charging off down on this path for a thirty thousand square foot civic center and correct me if <br />76 I'm wrong, but I thought we had talked in more in the line of fifteen thousand, which, you know, I'm <br />77 ambivalent about the size, but, but, you know, we've seemed to have gotten off track and we're not getting <br />78 the kind of information to know, you know, after reading this, it seems to be the assumption that we're going <br />79 to (A), roll it into the cost of Unicorp's construction, or (B), we're going to do something else and the <br />80 something else isn't defined. And those are the questions that I would have of you at this particular point <br />81 in time before I'm ready to go on anywhere. <br />82 JOHN STAINBACK: When we; I agree that there should be a, an analysis ofthe civic center building and <br />83 what its purpose is and how large it should be. That needs to be done. That's not something that our <br />84 company would do. It would be something an architect or a planner would do, would help you with. I <br />85 understood our role as to determine the fmancial feasibility of the project, overall City Center project, as well <br />86 as the civic center building, and to try to determine whether the sale or lease of the property across the street <br />87 would help, would cover the, recover the money on the land investment and pay for a portion of the building. <br />88 The civic center building. <br />
