<br />WHEREAS, the Unified Land Development Regulations of the City of Casselberry must be <br />consistent with the provisions of the City's Comprehensive Plan by furthering and moving the City in the <br />direction of accomplishing the objectives, goals and policies of the Plan; <br /> <br />WHEREAS, a fundamental premise of the Comprehensive Plan for the City of Casselberry is to <br />maintain a community with well balanced land uses that are compatible with one another and the natural <br />environment; <br /> <br />WHEREAS, one of the goals of the City Comprehensive Plan is to ensure the long-term viability of <br />neighborhoods by regulating future development to create compatibility with surrounding land uses; <br /> <br />WHEREAS, the provisions of this Ordinance implement the provisions of the Comprehensive Plan <br />for the City of Casselberry, and provide for the application of sound and generally accepted land use <br />principles in order to promote and protect the quality of life of the citizens of the City while imposing <br />reasonable regulations upon the development of private property; <br /> <br />WHEREAS, the provisions of this Ordinance are consistent with the provisions of the <br />Comprehensive Plan for the City of Casselberry; <br /> <br />WHEREAS, this Ordinance was drafted with consideration to the character of the area and its <br />particular suitability for particular uses, with a view to conserving the value of the existing improvements <br />and encouraging the most appropriate land use; <br /> <br />WHEREAS, this Ordinance will increase property values and promote the general prosperity of the <br />community; <br /> <br />WHEREAS, a Public Hearing on the question of adding a future land use map overlay to the <br />current future land use map classification of the area described in "Exhibit A" has been duly held in the City <br />of Casselberry, Florida and at such hearing, interested parties and citizens for and/or against the proposed <br />establishment of the City of Casselberry Community Redevelopment District Overlay Future Land Use Map <br />classification were heard; and <br /> <br />WHEREAS, after said Public Hearing, the City Commission of the City of Casselberry, Florida, has <br />held a public hearing to consider the Comprehensive Plan Amendment and has determined that the Future <br />Land Use Map Overlay designation of said area shall be established as Community Redevelopment District <br />(CRD) as that designation is defined in Future Land Use Element Policy FLU 1.17, as amended and <br />supplemented, of the Comprehensive Plan of the City of Casselberry, Florida; and <br /> <br />WHEREAS, such amendments are permitted subject to the provisions of Chapter 163 of the <br />Florida Statutes and Rule 9.1-11 of the Florida Administrative Code. <br /> <br />NOW, THEREFORE, BE IT ENACTED BY THE CITY COMMISSION OF THE CITY OF CASSELBERRY, <br />FLORIDA, AS FOLLOWS: <br /> <br />City of Casselberry, Florida <br />Ordinance No. 05-1156 <br />Page 2 of 4 <br />
