Motion was seconded by Commissioner <br />Doerner. Motion carried unanimously by voice vote. <br /> <br />B. APPROVAL OF FINAL PLAT SP 04-01 -ANTIGUA BAY <br /> <br />Staff Presentation: Mr. Wells stated the proposed townhome subdivision is located on the north side of <br />Seminola Boulevard, between NE Triplet Lake Drive and Wyndham Way. The final plat reflects the site <br />plan approval for a l6-unit, fee-simple townhome development, approved by the City Commission on April <br />12, 2004. The preliminary plat was unanimously approved by the Planning & Zoning Commission on <br />October 27, 2004. The final plat was approved by the Planning & Zoning Commission on January 12, 2005. <br />The City Attorney has reviewed and approved the final plat and title opinion. The subdivision's Covenants, <br />Conditions and Restrictions place all maintenance costs and responsibilities of the private roadway, drainage <br />and retention facilities with the homeowners association. The City Attorney has also reviewed and approved <br />the homeowner association documents. The City Surveyor has also reviewed and approved the plat in <br />accordance with Chapter 177 of the Florida Statutes. There are no dedications to the City or the County. <br />Mr. Wells noted the following conditions that were made on the plat: <br /> <br />1.
