• Rear — 20 ft <br />• For buildings taller than 35 ft., a greater setback may be required <br />when adjacent to single-family residential use or zoning <br />G. Amenities required within multi -family developments include: <br />a. Each unit must have an in -unit washer/dryer and independent balcony <br />b. Pool with restrooms. <br />c. Gymnasium. <br />d. Park space. <br />e. Doggy runs (if pets are allowedl. <br />f. Minimum six (61 foot wide sidewalks. <br />Flex office space. <br />h. A minimum of one (1) electric vehicle charging station must be <br />provided for a development requiring more than fifty (50) parking <br />spaces. The charging station shall serve two (2) parking spaces. <br />H. Enhanced architectural standards shall be integrated into the building form <br />to break up large building mass and long walls. Architectural features shall <br />be displayed on all sides of a building, incorporating a base, middle, and top <br />to rnaintajn pedestrjan scale. The building mass shall be proportionate to the <br />site streets, open space, and surrounding developments. Alternating lengths <br />and designs may be acceptable and shall be addressed during site plan <br />review. <br />a. Buildings shall include at least three (3) architectural elements on <br />facades fronting a right of way and two (2) elements on other facades <br />Architectural elements shall include but not be limited to porticos, <br />balconies, columns, awnings, canopies, and recessed/projected access. <br />b. Integrated ornamental and structural building articulation is required, <br />including projections and recesses with a minimum depth of twenty- <br />four (24) inches. <br />c. Varied roof line and form, stepped or decorative parapets, cornices and <br />eaves, and belt courses must be utilized in the building design. <br />d. Windows and doors shall include surrounds casing or headers <br />Windows may have shutters or other decorative features. <br />e. Building materials and finishes shall be consistent on all facades. High- <br />quality materials and finishes such as brick, stone, vertical board, or <br />batten siding shall be used as primary materials; EIFS/traditional stucco <br />finish shall not be the primary material on the front facade or those <br />facing a street. <br />(i) Prohibited materials include unfinished concrete or block <br />corrugated fiberglass or metal, sheet, or tin siding. <br />f. Accessory structures not designed or incorporated as part of the <br />principal building and approved as part of a site plan or as part of the <br />amenities listed in this Section are prohibited <br />Ordinance 23-1586 1 Page 5 of 8 <br />
