SECTION III. AMENDMENTS TO ADD NEW SECTION 3-10.14. The City <br />Commission hereby approves and adopts modifications to the Unified Land Development <br />Regulations, Chapter III, Performance Criteria, Article X, Appearance, Design, and Compatibility, <br />by adding a new section entitled "Multifamily development design standards" as follows: <br />Section 3-10.14. - Multifamily development design standards <br />A. All proposed develonment_shall conform to Article XV regarding off-street <br />parking, loading, and other regulations, including, but not limited to, <br />strategies to reduce trips and parking demand, pedestrian -oriented design <br />elements, bicycle facilities, pay -to -park, or additional fees based on <br />demand. <br />B. All proposed development shall conform to Article XIII, Landscaping <br />regarding landscape and buffer requirements. Additional landscaping may <br />be required to help screen and/or mitigate impact on adjacent properties <br />C. Properties located within an overlay district shall comply with any relevant <br />standards. When there is a conflict between the provisions contained in this <br />section and the provisions of an overlay district, the stricter provision shall <br />apply. <br />D. The first floor of each multi -family building must be concrete <br />E. Minimum multi -family _and condominium unit size shall conform to the <br />minimum living areas in Table 2-5.4 based on the subject property's current <br />zoning designation. However, if the proposed development is authorized <br />under Fla. Stat. 166.04151, the following minimum living area <br />requirements apply: <br />• Studio must be larger than 500 sq. ft.; <br />• One -bedroom must be larger than 700 <br />• Two-bedroom must be larger than 1,000 sq. ft <br />• Three or more bedrooms must be larger than 1,200 sq, ft <br />F. Minimum multi -family and condominium building setbacks shall conform <br />to the setbacks in Table 2-5.4 based on the subject property's current zoning <br />designation. However, in accordance with Section 2-5.5, if the proposed <br />development is authorized under Fla. Stat. 166.04151, the following <br />setbacks apply., <br />• Front — 20 ft <br />• Side Interior --10 ft <br />• Side/Corner Lot — 20 ft <br />Ordinance 23-] X86 1 Page 4 of 8 <br />
