The site plan approval shall be valid for one year. An extension request may be submitted <br />prior to the expiration of this approval. <br />7. All of the above conditions shall be fully and faithfully executed or the site plan shall become <br />null and void. <br />8. The project shall be built in accordance with the architectural elevations as shown within <br />Building Exterior Renderings and Elevations dated August 6, 2015. <br />Mr. Cantu introduced Mr. Arthur Hooks, the project representative, who was present and available should the <br />commission have any questions. <br />Budget Impact: There is no impact to the City Budget. <br />Recommendation: The City Manager and the Community Development Director recommended approval of <br />SPR 15-06, Development of Community Impact application for Panda Express. This recommendation is based <br />on both the site plan dated May 29, 2015, the building exterior renderings and elevations dated August 6, <br />2015, and the findings of fact and conclusions of the information provided in the Planning & Zoning staff <br />report dated September 9, 2015, subject to the following conditions: <br />1. All Public Works issues must be addressed prior to issuance of a site construction permit. <br />2. All landscaping and irrigation plans shall comply with City of Casselberry Ordinance 15- <br />1418, Landscaping, adopted April 13, 2015, and the Lake Concord Overlay District <br />standards, whichever is greater. <br />3. The site shall comply with City of Casselberry Ordinance 15-1419, Tree Protection. <br />4. All required local, regional, state and federal permits shall be obtained before commencement <br />of development. <br />5. The property shall pass landscaping, irrigation, and photometric/lighting inspections prior to <br />completion of the project or issuance of a Certificate of Occupancy. <br />6.
