Site Plan Approval for the Realignment of Triplet Lake Drive (SPR 15-10) <br />Staff Presentation: Construction and Permitting Manager Marty Pawlikowski gave an overview ofthis item, <br />explaining that this was a request for site plan approval for the realignment of Triplet Lake Drive (SPR 15-10) <br />in connection with the Concord Lake Park project. He advised that this project would include demolition of <br />the fire department administration section of the building adjacent to City Hall and re -conditioning of the <br />building to accommodate the remaining Public Works Department administration section, realignment of <br />Triplet Lake Drive from US Highway 17-92 to Quail Pond Drive, and architectural embellishments along US <br />Highway 17-92. <br />Budget Impact: The realignment of Triplet Lake Drive will only be constructed if all of the site plans are <br />approved for Integra Lakes Residential Community (SPR 15-08), Lake Concord Public park Amenities (SPR <br />15-09), Realignment of Triplet Lake Drive (SPR 15-010) and Lake Concord Mass Grading (SPR 15-11). If all <br />are approved, the City Commission will be requested in a separate and subsequent action to award the contract <br />to build these improvements to Wharton Smith via Resolution 15-2788. The comprehensive budget impact <br />will be explained within that agenda item. <br />Recommendation: The City Manager and the Community Development Director recommended approval of <br />the requested site plan for the Realignment of Triplet Lake Drive (SPR 15-10) subject to the following <br />conditions: <br />1. All outstanding comments from the September 3, 2015 DRC meeting must be addressed and <br />a revised site plan provided. <br />2. All utility lines shall be placed underground (Section 3-10.2(4)). <br />3. All Public Works issues must be addressed prior to issuance of a site construction permit. <br />4. All required local, regional, state and federal permits shall be obtained before commencement <br />of development. <br />5. The site plan approval shall be valid for one year. An extension request may be submitted <br />prior to the expiration of this approval. <br />6. The site plan approval shall be based upon the approval of SPR 15-08, SPR 15-09 and SPR <br />15-11. <br />7.
