The property shall pass landscaping, irrigation and <br />photometric/lighting inspection prior to completion of the project or <br />issuance of a Certificate of Occupancy. <br />8. The site plan approval shall be valid for one year. An extension request <br />may be submitted prior to the expiration of this approval. <br />9. All of the above conditions shall be fully and faithfully executed or the <br />site plan shall become null and void. <br />10. The project shall be built in accordance with the building elevations as <br />approved by City Commission; <br />AND to approve the five waivers requested by the applicant, as follows: <br />1. Reduce the setback requirement for Parking Garage Gl from 9 feet to 0 <br />feet; <br />2. Reduce the setback requirement between Building B and Parking <br />Garage G1 from 25 feet to 23 feet; <br />3. Reduce the minimum required tree count be reduced from 225 to 219 <br />(Subject to applicant paying into the City's tree bank or adding the six <br />trees that are in deficit); <br />4. Allow striping in the parking lot in lieu of the required decorative <br />parking as defined in the Lake Concord Overlay District; <br />5. Allow tree diamonds and landscape islands in lieu of the required 6 -foot <br />landscape strip at head to head parking spaces; <br />AND to approve the proposed color palette. Motion was seconded by <br />Commissioner Hufford. <br />Discussion: The Commission as a whole expressed excitement in having reached this point in development of <br />this site and thanked staff and the developers for their efforts. They also expressed appreciation for the <br />involvement of the citizens of the City during the process. <br />Motion carried unanimously by voice vote 5-0. <br />C. Site Plan Approval of the Lake Concord Park Public Amenities (SPR 15-09) <br />Staff Presentation: Development Services Manager Randy Woodruff gave an overview of this item, <br />explaining that the applicant, the City of Casselberry, was proposing a public community park on three (3) <br />acres near the intellection of US Highway 17-92 and Triplet Lake Drive. He stated that the purpose was to <br />create a new public community park through a public/private partnership between the City of Casselberry and <br />the developers of the Lake Concord Park project site across from City Hall, those developers being Integra <br />Land Company for the residential component and Casto for the retail component. <br />Budget Impact: The park amenities will only be constructed if all of the site plans are approved for Integra <br />Lakes Residential Community (SPR 15-08), Lake Concord Public Park Amenities (SPR 15-09), Realignment <br />
