CASSELBERRY CITY COMMISSION <br />Minutes of September 28, 2015 — Regular Meeting <br />Page 11 of 26 <br />the record. <br />Mayor Glancy stated she had attended the workshop on September 16, 2015 to view the newest renderings of <br />the project and had also had conversations with the developer to discuss the renderings and progress on the <br />project. <br />Vice Mayor Solomon stated she had attended the workshop on September 16, 2015 and had spoken to some of <br />the developers about the project. <br />Commissioner Hufford stated she had attended the workshop on September 16, 2015 and had spoken with Mr. <br />David McDaniel of Integra, Mr. Larry Adams of ACi, and John Cunningham ofACi Architects during the last <br />week of August, 2015. <br />Commissioner Meadows stated he had attended the workshop on September 16, 2015 and had spoken with Mr. <br />David McDaniel on August 24, 2015. <br />Commissioner Aramendia stated he had attended the workshop on September 16, 2015 and days before that <br />had met with the developers at the ACi offices. <br />Budget Impact: There is no impact to the City Budget. <br />Recommendation: The City Manager and the Community Development Director's recommendation of <br />approval or denial to the City Commission of the application for the Integra Lakes at Lake Concord Park, <br />residential component of the mixed use center, (SPR 15-08) is based on the site plan dated August 10, 2015, <br />the revised elevations dated September 21, 2015, the findings of fact, the recommendation of denial from the <br />Planning & Zoning Commission, conclusions of the information provided in the staff report dated September <br />9, 2015, and subject to the following conditions: <br />1. All outstanding comments from the September 3, 2015 DRC meeting must be addressed and <br />a revised site plan provided. <br />2. A payment shall be made into the tree bank for all trees not provided as required by Article <br />XIII and Section 2-7.32. <br />3. The garage units shall be used for parking only; no storage. <br />4. All utility lines shall be placed underground (Section 3-10.2(4)). <br />5. All Public Works issues must be addressed prior to issuance of a site construction permit. <br />6. All required local, regional, state and federal permits shall be obtained before cormnencement <br />of development. <br />7. The applicant shall provide a photometric plan prior to issuance of a Certificate of <br />Occupancy. This shall conform to the ULDR requirements for the street lighting. <br />8. The property shall pass landscaping, irrigation and photometric/lighting inspection prior to <br />completion of the project or issuance of a Certificate of Occupancy. <br />9. The site plan approval shall be valid for one year. An extension request may be submitted <br />prior to the expiration of this approval. <br />10. All of the above conditions shall be fully and faithfully executed or the site plan shall become <br />null and void. <br />11. The project shall be built in accordance with the building elevations as approved by City <br />
