Planning & Zoning Commission/ <br />Local Planning Agency Minutes <br />February 8, 2023 <br />Page 4 <br />MOTION: Mr. Burnett moved to approve Case Number CU 22-16 with staff's <br />conditions, based upon the staff report and the testimony and evidence <br />presented, that the request meets the applicable provisions of the City <br />Code of Ordinances and the Unified Land Development Regulations <br />and is consistent with the Comprehensive Plan as per the written <br />findings contained within the staff report, including conditions 1-9, <br />attachments 1-4, and a finding that the applicant has demonstrated <br />reasonable cause for the extension. Motion was seconded by Mr. <br />Bakalla. Motion carried unanimously by voice vote 7-0. <br />B. CU 23-01: 1544 (Suite 136) and 1546 (Suites 110 and 112) Seminola <br />Boulevard - Conditional Use Request for Trade and Skilled Service <br />Staff Presentation: Planning Technician Hunter McFerrin presented a conditional use request <br />for trade and skilled services at 1544 (Suite 136) and 1546 (Suites 110 and 112) Seminola <br />Boulevard. Mr. McFerrin stated staff recommends that case number CU 23-01 be approved with <br />staff's conditions, based upon the staff report and the testimony and evidence presented, that the <br />request meets the applicable provisions of the City Code of Ordinances and the Unified Land <br />Development Regulations and is consistent with the Comprehensive Plan as per the written <br />findings contained within the staff report. The conditions of approval are as follows: <br />1. The conditional use shall be limited to the location(s) of 1544 Seminola Blvd. (Suite <br />136) and 1546 Seminola Blvd. (Suites 110 and 112). Any expansion will require <br />additional conditional use approval. <br />2. All work and/or services shall be performed indoors or off-site. <br />3. There shall be no outside display or storage of goods, materials, services, or <br />vehicles. <br />4. All signage requires a separate permit and must comply with all requirements <br />outlined in Article XVI, Unified Land Development Regulations (ULDR). <br />5. The conditional use shall expire if the use is discontinued for more than 90 days. <br />6. The use shall commence within 120 days of approval. <br />7. The Applicant shall comply and remain in compliance with all local, state, and <br />federal law and requirements. <br />8. All the above conditions shall be fully and faithfully executed, or the conditional use <br />shall become null and void. <br />Discussion: Discussion ensued and the applicant, Andrew Blate, Winter Garden, Florida, <br />came forward and addressed the Planning and Zoning Commission/Local Planning Agency. <br />Audience Participation: No one came forward to address this item. <br />MOTION: Mr. Burnett moved to approve Case Number CU 23-01 with staff's <br />conditions, based upon the staff report and the testimony and evidence <br />presented, that the request meets the applicable provisions of the City <br />Code of Ordinances and the Unified Land Development Regulations <br />and is consistent with the Comprehensive Plan as per the written <br />findings contained within the staff report, including conditions 1-8 and <br />
