Planning & Zoning Commission/ <br />Local Planning Agency Minutes <br />February 8, 2023 <br />Page 5 <br />attachments 1-5. Motion was seconded by Mr. Bryan. Motion carried <br />unanimously by voice vote 7-0. <br />8. Site Plan Applications <br />A. SPR 22-20: S&K Townhomes at Northeast Corner of NE Triplet Drive and <br />Seminola Boulevard <br />Staff Presentation: Planner II Antonia DeJesus presented information to the Planning and <br />Zoning Commission/Local Planning Agency on the major site plan review for S&K Townhomes, <br />which includes one building with five units. Ms. DeJesus stated that staff recommends that the <br />Planning and Zoning Commission/Local Planning Agency approve case number SPR 22-20, <br />based on the staff report and the testimony and evidence presented, that the request meets the <br />applicable provisions of the Unified Land Development Regulations and is consistent with the <br />Comprehensive Plan as per the written findings in the staff report. The conditions of approval are <br />as follows: <br />1. The site plan approval shall be valid for one (1) year. An extension request may be <br />submitted prior to the expiration of this approval. <br />2. Additional on-site lighting shall not be installed without review and approval of a <br />proposed photometric plan by the City. <br />3. A tree bank payment of $1,400.00 must be submitted prior to the issuance of a <br />Certificate of Occupancy. <br />4. Provide copies of all local, regional, state, and federal permits for the project to the <br />City prior to commencement of development. <br />5. All of the above conditions shall be fully and faithfully executed, or the site plan shall <br />become null and void. <br />Discussion: Discussion ensued, and the applicant, Mr. Alex Rey with Infiniti Housing, LLC, <br />Orlando, Mr. Tom Skelton with American Civil Engineering Company, 207 N Moss Road, Suite <br />211, Winter Springs, and Architect Bishop Estes, Orlando, Florida came forward and addressed <br />the Planning and Zoning Commission/Local Planning Agency. <br />Audience Participation: No one came forward to address this item. <br />MOTION: Mr. Burnett moved to approve Case Number SPR 22-20 with staff's <br />conditions, based upon the staff report and the testimony and evidence <br />presented, that the request meets the applicable provisions of the City <br />Code of Ordinances and the Unified Land Development Regulations <br />and is consistent with the Comprehensive Plan as per the written <br />findings contained within the staff report, including conditions 1-5 and <br />attachments 1-11. Motion was seconded by Mr. Curran. Motion carried <br />unanimously by voice vote 7-0. <br />
