Facilities Maintenance - Mr. Campbell said suitable restrictions relating to maintenance of facilities common to all lots are needed due to the potential for different owners. Mr. McIntosh said this would be included in the Declarations, Covenants, Conditions and Restrictions under what is known as a Maintenance Covenant. 2. Sidewalks - Mr. Campbell said this item was covered under the final plat. Also it is recommended that all on-site sidewalks and jogging trails proposed widths and construction materials be indicated; suitable ease- ments need to be provided. Mr. Hanson said he had no problem with granting easements to the City for the jogging trail and would so indicate on the drawings. 3. Flood Hazard/Drainage - Mr. Campbell said this item was covered under the final plat. Also suitable pro- visions concerning compensatory storage need to be made to satisfy the City Engineer. Mr. Campbell said the City Engineer has indicated he is satisfied. In addition proposed elevations for off-site sidewalk im- provements need to be indicated. Mr. Hanson said he would comply. 4. Building Elevations/Floor Plan - Mr. Campbell said that one -bedroom units must have a minimum floor area of 800 square feet. There is concern as to whether Unit E1 shown on Sheet 4 of 41 should be considered an efficiency or a one -bedroom unit. The Planning Department is of the opinion that this unit should be shown as a one -bedroom due to its design/configuration; the applicant feels it should be shown as an efficiency unit. Mr. Hanson said the Building Department has indi- cated that this configuration did meet the requirements of an efficiency, pursuant to Code. Mr. McIntosh said any differences between City departments, i.e. Building Department and the Planning Department, the ultimate responsibility for definition rests with the Mayor. Mayor Dennison defined the unit as an efficiency unit. (14)
