The conditions <br />of approval are as follows: <br />1. The conditional use shall be limited to Suite 177 of 497 SR 436. Any expansion of the business will <br />require additional conditional use approval. <br />2. Any interior or exterior alterations, including signage, shall be properly permitted by the Building <br />Division to ensure compliance with the Florida Building Code and Fire Prevention Code. Exterior <br />modifications may require site plan review per ULDR Article XVIII. <br />3. There shall be no outdoor play/exercise areas or kennels for the animals. Outdoor walking of the <br />animals by customers and staff should be as needed, one (1) or two (2) animals at a time, and oriented <br />in the designated green space to the rear of the building, away from single-family residences. <br />4. The Applicant shall be responsible for the removal of all animal waste at the time it is rendered to <br />ensure there are no odor impacts on the adjacent tenants or properties. <br />5. There shall be no outside display or storage of goods, materials, services, or vehicles. <br />6. The Applicant shall comply and remain in compliance with all local, state, and federal law and <br />requirements. <br />7. The conditional use shall commence within six months of approval. <br />8. A new conditional use application shall be required if the use should cease for more than 90 days. <br />9. All of the above conditions shall be fully and faithfully executed, or the conditional use shall become null <br />and void. <br />A brief discussion ensued regarding the limited amount of green space, the number of dogs that would be <br />on site, traffic circulation, parking, and that no exterior site modifications would be made to the site. <br />Mr. Hale asked the applicant to come forward. Mr. Vincent Wolle, Manager of PAW Holdings, 108 <br />Commerce Street, Lake Mary, Florida came forward. Mr. Wolle stated that the site was previously used as an animal <br />hospital. Mr. Wolle reviewed the traffic flow for the site. He stated that the staff for L & S Diversified currently bring <br />their dogs to work and there is currently an animal waste station located on the property. He said there are three (3) <br />rear doors to access the green space area. He said that the retention pond is fenced and would not be used by the <br />animals. Mr. Wolle explained that the individual rooms would be used for the dogs. Mr. Wolle said there is sufficient <br />parking on the site and there are no issues with traffic circulation. <br />A general discussion ensued regarding the designated green space area for the dogs and the number of <br />dogs allowed on the site. <br />Mr. Hale asked if there was anyone in the audience who wished to speak in favor of, or in opposition to, the <br />request. No one came forward. <br />
