FIRST READING OF ORDINANCES <br />A. Ordinance 22-1568 — Amending the Official Zoning Designation for Property <br />Located at 176 S. Winter Park Drive (ZB 22-02) <br />Tile City Clerk read Ordinance 22-1568 by title, as follows: <br />"AN ORDINANCE OF THE CITY OF CASSELBERRY, FLORIDA, TO AMEND THE CITY OF <br />CASSELBERRY OFFICIAL ZONING MAP AS ESTABLISHED IN CHAPTER II, ARTICLE IV, <br />SECTION 2-4.3, UNIFIED LAND DEVELOPMENT REGULATIONS OF THE CITY OF <br />CASSELBERRY, FLORIDA, AS AMENDED AND SUPPLEMENTED; AMENDING THE <br />ZONING CLASSIFICATION FROM R-12.5 (LOW DENSITY SINGLE FAMILY) TO PS (PUBLIC <br />SERVICE) FOR APPROXIMATELY 0.91 ACRES LOCATED AT 176 SOUTH WINTER PARK <br />DRIVE, AS DESCRIBED IN SECTION I OF THIS ORDINANCE; PROVIDING FOR <br />CONFLICTS, SEVERABILITY, AND AN EFFECTIVE DATE. <br />Staff Presentation: Healthy Community Manager Dean Fathelbab stated Ordinance 22-1568 amends the <br />official zoning designation for one (1) parcel located at 176 South Winter Park Drive from R-12.5 (Low <br />Density Single -Family) to PS (Public Service). The subject area consists of approximately 0.91 acre and <br />is an undeveloped and vacant property which has been selected as the site for a new nutrient reduction <br />facility which will support the City of Casselberry Public Works & Utilities Department's continued <br />stewardship of the natural environment, specifically the water quality of Queens Mirror Lake. Notification <br />was provided to the surrounding property owners within 500 feet on May 24, 2022 and written notices for <br />the Official Zoning Map amendment were posted at the subject property on May 25, 2022. The Planning <br />and Zoning Commission, serving as the City's Local Planning Agency (LPA), voted unanimously at its <br />meeting on .Tune 8, 2022 to recommend approval of this item to the City Commission. The request to amend <br />the Official Zoning Map from R-12.5 (Low Density Single -Family) to PS (Public Service) for the subject <br />property is consistent with the City's Comprehensive Plan; compatible with the surrounding mix of land <br />uses and zoning districts; and City services are being provided to the subject property. <br />Budget Impact: There is no impact to the City Budget. <br />
