FIRST READING OF ORDINANCES <br />A. Ordinance 22-1565 — Amending the Official Zoning Designation for Property <br />Located at 555 State Road 436 (ZB 22-10) <br />The City Clerk read Ordinance 22-1565 by title, as follows: <br />"AN ORDINANCE OF THE CITY OF CASSELBERRY, FLORIDA, TO AMEND THE CITY <br />OF CASSELBERRY OFFICIAL ZONING MAP AS ESTABLISHED IN CHAPTER II, <br />ARTICLE IV, SECTION 2-4.3, UNIFIED LAND DEVELOPMENT REGULATIONS OF THE <br />CITY OF CASSELBERRY, FLORIDA, AS AMENDED AND SUPPLEMENTED; <br />AMENDING THE ZONING CLASSIFICATION FROM CG (COMMERCIAL GENERAL) <br />TO CS (COMMERCIAL SERVICE) FOR APPROXIMATELY 3.01 ACRES LOCATED AT <br />555 STATE ROAD 436, AS DESCRIBED IN SECTION I OF THIS ORDINANCE; <br />PROVIDING FOR CONFLICTS, SEVERABILITY, AND AN EFFECTIVE DATE." <br />Staff Presentation: Planner II Antonia DeJesus stated that Ordinance 22-1565 amends the official zoning <br />designation for one (1) parcel located at 555 State Road (SR) 436 from CG (Commercial General) to CS <br />(Commercial Service). The subject area consists of approximately 3.01 acres and is developed with an <br />approximately 20,919 square foot building. The applicant is requesting the amendment to the Official <br />Zoning Map to ensure that the zoning of the site is consistent with the existing Commercial Future Land <br />Use (FLUM) designation and the proposed use of the property for the assembly and packaging of dietary <br />supplements. Notification was provided to the surrounding property owners within 500 feet on February <br />22, 2022 and written notices for the Official Zoning Map amendment were posted at the subject property <br />on February 23, 2022. The Planning and Zoning Commission, serving as the City's Local Planning Agency <br />(LPA), voted unanimously at its meeting on March 9, 2022 to recommend approval of this item to the City <br />Commission. The request to amend the Official Zoning Map from CG (Commercial General) to CS <br />(Commercial Service) for the subject property is consistent with the City's Comprehensive Plan and the <br />Commercial Future Land Use designation; compatible and consistent with the adjacent land uses and zoning <br />districts; and Seminole County water and sanitary sewer services are available to the subject property. <br />Budget Impact: There is no impact to the City Budget. <br />
