Jennifer Castro stated since she received the violation she has been working with Officer Acevedo. The <br />permit was applied for again but was denied because of the plans. Ms. Castro continued. <br />The Special Magistrate made a finding that CE -21-000699, located at 512 W. Helm Way, was in violation <br />of the City Code Sections as listed on the notice of code violation, based on testimony and evidence <br />provided by the Code Enforcement Officer. It was ordered that the respondent shall cure the violations by <br />1:00 P.M. May 18, 2022. If there is no compliance by May 18, 2022, then a fine of $100.00 per day will <br />be imposed for each day the property remains in non-compliance. A subsequent hearing will be held on <br />May 19, 2022 to determine if compliance has been achieved. <br />CE -21-001274 505 El Dorado Way <br />• City Code 3-10.c.5.c.I & 2 Outdoor/open air storage — Residential <br />• City Code 3-10.3.C.7 Swimming pool standards <br />Officer Andreone gave testimony that the property was reinspected and found to remain in violation on <br />February 14, 2022. The City requested a correction date of March 19, 2022. If no compliance by March <br />19, 2022 then a fine of $250.00 per day should then be imposed for each day of non-compliance <br />thereafter. The City requests a subsequent hearing date of April 21, 2022 to determine compliance. The <br />Special Magistrate asked if there was anyone present to speak to this case. There was a representative <br />present. <br />Juan Gomez advised he has a purchase agreement with the property owner, Vesta Rymer. The special <br />Magistrate asked if Mr. Gomez was aware that the property was in mortgage foreclosure. Mr. Gomez <br />stated yes, he was aware, and he spoke with the owner, and she advised they probably didn't want to buy <br />to property. Mr. Gomez described Ms. Rymer's situation, and advised that their goal is to purchase the <br />property and completely rehab it to 2022 standards. The Special Magistrate viewed photos on the <br />respondents iPad. <br />Jimmy Fuentes, business partner of Juan Gomez described before and current photos. The Special <br />Magistrate asked if the photos were taken on February 17, 2022 and if Mr. Fuentes took the photos. Mr. <br />Fuentes stated he did take the photos. Mr. Fuentes continued. The Special Magistrate stated that her major <br />concern is the swimming pool which is a hazard. <br />The Special Magistrate made a finding that CE -21-001274, located at 505 El Dorado Way, was in <br />violation of the City Code Sections as listed on the notice of code violation, based on testimony and <br />evidence provided by the Code Enforcement Officer. 1. It was ordered that the respondent shall cure the <br />violation of swimming pool standards by 1:00 P.M. March 19, 2022. If there is no compliance by March <br />19, 2022, then a fine of $250.00 per day will be imposed for each day the property remains in non- <br />compliance. A subsequent hearing will be held on April 21, 2022 to determine if compliance has been <br />achieved. 2. It was ordered that the respondent shall cure the violation of outdoor/open air storage by 1:00 <br />P.M. May 18, 2022. If there is no compliance by May 18, 2022, then a fine of $50.00 per day will be <br />imposed for each day the property remains in non-compliance.
