All applicable licenses and permits shall be obtained prior to the commencement of any business <br />activities at the site. <br />6. A new conditional use application shall be required if the use should cease for more than 90 days. <br />7. All of the above conditions shall be fully and faithfully executed or the conditional use shall become null <br />and void. <br />Mr. Jordan -Madden said that the applicant was not present. In response to the Commission's question, Mr. <br />Jordan -Madden said there would be no overnight parking at the site. <br />Mr. Phillips asked if there was anyone in the audience who wished to speak in favor of, or in opposition to, <br />the request. No one came forward. <br />Mr. Phillips asked for a motion to address CU 21-10. Mr. Hale made a motion that the Planning and Zoning <br />Commission approve case number CU 21-10, trades and skilled services without outside storage at 137 Concord <br />Drive, Suite 1113. The motion is based on the findings of fact and conclusions of the staff report dated July 14, 2021, <br />the testimony and evidence presented, the seven (7) conditions of approval, and Attachments A and B. Mr. Bowman <br />seconded the motion. The motion passed unanimously by voice vote. <br />Eighth Item of Business: CU 21.12: 1490 Seminola Boulevard. A conditional use request to operate a daycare <br />facility and preschool in the CG (Commercial General) zoning district. <br />Mr. Tatum Jordan -Madden, Planner I, reviewed the information provided in his memorandum dated July 14, <br />2021 to the City of Casselberry Planning and Zoning Commission. Mr. Jordan -Madden said staff recommends that <br />case number CU 21-12 be approved with staff's conditions, based upon the staff report and the testimony and <br />evidence presented, that the request meets the applicable provisions of the Unified Land Development Regulations <br />and is consistent with the Comprehensive Plan as per the written findings contained within the staff report. He said <br />the conditions of approval are as follows: <br />1. The conditional use shall be limited to the location of 1490 Seminola Boulevard. <br />2. The applicant shall submit a site plan review application to add a parking space and modify the location <br />and dimensions of the existing parking spaces within 90 days of conditional use approval. The parking <br />lot improvements must be implemented and inspected before the business use may commence. <br />3. All parking must be provided solely on the subject property. <br />4. The business shall remain in complete compliance with all City, County and State requirements. <br />5. There shall be no outside display or storage of goods, materials, or services. <br />6. All applicable licenses and permits shall be obtained prior to the commencement of any business <br />activities at the site. <br />7. The conditional use shall commence within one year of approval. <br />B. A new conditional use application shall be required if the use should cease for more than 90 days. <br />
