He said <br />the condition of approval is: <br />The City Surveyor, City Engineer, City Attorney, Community Development Director, City Clerk, and City <br />Mayor shall execute the signature block prior to recording of the plat. <br />Mr. Fathelbab stated the applicant was not present. In response to the Commission's question, Mr. <br />Fathelbab stated that the final plat does not change the previously approved site plan for Lot 1. <br />Mr. Phillips asked if there was anyone in the audience who wished to speak in favor of, or in opposition to, <br />the request. No one came forward. <br />Mr. Phillips asked for a motion to address SP 21-01. Ms. Campbell made a motion that the Planning and <br />Zoning Commission recommend approval to the City Commission for case number SP 21-01 with the approval of <br />staffs condition regarding the Casselberry Center, final plat, based on the staff report and the testimony and <br />evidence presented, the request meets the provisions of the Unified Land Development Code and is consistent with <br />the Comprehensive Plan as per the written findings contained in the staff report including the one (1) condition of <br />approval, and Attachments A and B. Mr. Bakalla seconded the motion. The motion passed unanimously by voice <br />vote. <br />Seventh Item of Business: CU 21.10: 137 Concord Drive #1113. A conditional use request for a trades and <br />skilled services without outside storage use within the Community Redevelopment District. <br />Mr. Tatum Jordan -Madden, Planner I, reviewed the information provided in his memorandum dated July 14, <br />2021 to the City of Casselberry Planning and Zoning Commission. Mr. Jordan -Madden said staff recommends that <br />case number CU 21-10 be approved with staff's conditions, based upon the staff report and the testimony and <br />evidence presented, that the request meets the applicable provisions of the Unified Land Development Regulations <br />and is consistent with the Comprehensive Plan as per the written findings contained within the staff report. The <br />conditions of approval are as follows: <br />1. The conditional use shall be limited to the location of 137 Concord Dr #1113. <br />2. The applicant must obtain a business tax receipt within 10 days of approval. <br />3. The business shall remain in complete compliance with all City, County, and State requirements. <br />4. There shall be no outside display or storage of goods, materials, or services. <br />
