Planning & Zoning Commission/ <br />Local Planning Agency Minutes <br />June 9, 2021 <br />Page 6 <br />In response to Mr. Corrente's question regarding the parking requirements, Ms. Hyson reviewed the criteria <br />used to determine the parking requirements for the site. Ms. Hyson explained that the location of the drain field for <br />the septic system could limit the developable area. She said the applicant stated he was interested in connecting to <br />sewer. Ms. Hyson said it is difficult to determine the area that can be developed until some of the other site <br />improvements have been completed. <br />A lengthy discussion ensued regarding outdoor storage and storage of work vehicles. Ms. Hyson explained <br />that the applicant expressed an interest in constructing an additional structure on the site for storage. She stated at <br />this time, staff cannot review the construction of a structure because there are many other improvements that need to <br />be made in order to accommodate the structure. Ms. Hyson stated that the applicant wanted to move forward with <br />the conditional use process due to the potential closing on the property and the knowledge that he could operate the <br />business currently from the site without that improvement. Ms. Hyson stated that the proposed parking spaces would <br />meet the minimum parking requirement for the use. <br />A general discussion ensued regarding the definition of outdoor storage, overnight parking of commercial <br />vehicles, and outdoor storage. Mr. Corrente said he spoke with Ms. Lynn Jarrell, from the City and it appears it is not <br />feasible to convert to sewer. <br />In response to the Commission's question regarding the City allowing storage of vehicles but no outside <br />storage of equipment, Mr. Corrente said he understood that and he would need to get back to staff to discuss some <br />type of covered storage for that area. He said the existing warehouses are not designed to park trailers due to the <br />configuration of the driveway. Mr. Corrente stated that the current tenants on the property will continue to lease their <br />warehouse space. <br />Mr. Phillips asked if there was anyone in the audience who wished to speak in favor of, or in opposition to, <br />the request. No one came forward. <br />A discussion ensued regarding modifying condition number 4 of the conditions of approval. Mr. Phillips <br />asked for a motion to address CU 21-09. Ms. Divita made a motion that case number CU 21-09 be approved with <br />staffs conditions, based upon the staff report and the testimony and evidence presented, the conditions 1 — 7 as <br />
