Planning & Zoning Commission/ <br />Local Planning Agency Minutes <br />June 9, 2021 <br />Page 5 <br />Seventh Item of Business: CU 21-09: 75 Concord Drive. A conditional use request for a trades and skilled <br />services without outside storage use in the CG (Commercial General) zoning district within the Community <br />Redevelopment District. <br />Mr. Tatum Jordan -Madden, Planner I, reviewed the information provided in his memorandum dated June 9, <br />2021, to the City of Casselberry Planning and Zoning Commission. He said the applicant has submitted a proposed <br />site plan; however, it is subject to change during the site plan approval process. <br />Mr. Jordan -Madden said staff recommends case number CU 21-09 be approved with staffs conditions, <br />based upon the staff report and the testimony and evidence presented, that the request meets the applicable <br />provisions of the Unified Land Development Regulations and is consistent with the Comprehensive Plan as per the <br />written findings contained within the staff report. Mr. Jordan -Madden reviewed the following conditions of approval: <br />1. The conditional use shall be limited to the location of 75 Concord Drive. <br />2. The applicant shall submit an application for the site plan review process within 90 days of conditional <br />use approval to satisfy the minimum parking requirements for the site, including ADA accommodations. <br />3. The business shall remain in complete compliance with all City, County, and State requirements. <br />4. There shall be no outside display or storage of goods, materials, services, or vehicles. <br />5. All applicable licenses and permits shall be obtained prior to the commencement of any business <br />activities at the site. <br />6. A new conditional use application shall be required if the use should cease for more than 90 days. <br />7. All of the above conditions shall be fully and faithfully executed or the conditional use shall become null <br />and void. <br />In response to the Commission's question regarding the review of the site plan, Ms. Christina Hyson, <br />Planner II, explained that the threshold of the site improvements would determine the level of review. She said there <br />is a possibility that it could be a minor site plan review which would not require review by the Planning and Zoning <br />Commission. <br />A general discussion ensued regarding the parking requirements, construction of a proposed shed on the <br />site, and the definition of outside storage. <br />Mr. Phillips asked the applicant to come forward. Mr. Dante Corrente, 75 Concord Drive, Casselberry, <br />Florida came forward. Mr. Corrente said he was unclear on the outdoor storage and he wants to use the grass lot for <br />outdoor storage. Mr. Corrente stated that the front building would be converted to retail space and the other <br />buildings on the site would remain warehouse. <br />
