CASSELBERRY CITY COMMISSION <br />Minutes of September 13, 2021 — Regular Meeting <br />Page 17 of 19 <br />advising that the minimum was 1200 square feet, and the end units went up to 1800 to 1900 square feet. <br />He added that although he is not with Pulte Homes, he is aware that similar products have been constructed <br />by Pulte Homes in the area. <br />Budget Impact: There is no impact to the City Budget. <br />Recommendation: The City Manager and the Community Development Director recommended approval <br />of the site plan for the Grayson Square Townhomes (SPR 21-07) with the following conditions: <br />1. The site plan approval shall be valid for one (1) year. An extension request may be submitted <br />prior to the expiration of this approval. <br />2. A tree bank payment of $162,750.00 must be submitted prior to the issuance of the first <br />Certificate of Occupancy. This amount is based upon the size and number of trees provided <br />on the July 19, 2021 plans. If upon final inspection the size and/or number of trees does not <br />reflect the plan, then the tree bank payment will be modified accordingly. <br />3. On-site lighting shall not be installed without review and approval of a proposed photometric <br />plan by the City. <br />4. The applicant must provide to the City copies of the approvals from Seminole County for <br />stormwater and right-of-way improvements prior to receiving approval of a City engineering <br />permit. <br />5. Provide copies of all local, regional, state, and federal permits for the project to the City prior <br />to commencement of development. <br />6. All of the above conditions shall be fully and faithfully executed, or the site plan shall become <br />null and void. <br />Audience Participation: No one came forward to address the City Commission regarding site plan <br />approval for the Grayson Square Townhomes (SPR 21-07). <br />MOTION: Commissioner Aramendia moved to approve the site plan for the Grayson <br />Square Townhomes (SPR 21-07), subject to the six conditions, as presented. <br />Motion was seconded by Vice Mayor Busch. Motion carried unanimously by <br />voice vote 5-0. <br />13. CITIZENS' COMMENTS <br />Mayor Henson announced persons that wished to make comment or make inquiry on any matter not on the <br />agenda, may request to be recognized during Citizens' Comments. Mayor Henson announced the rules of <br />decorum. No one came forward. <br />14. CITY MANAGER'S REPORT <br />• Reported that the final demolition permit from Seminole County has now been received for the <br />Hunterfield tower and demolition will most likely take place mid -week. Mayor Henson added <br />for those that did not know that the location of the Hunterfield tower was just past English <br />
