Site Plan Approval for the Geneva School Phase 3 (SPR 21-01) Staff Presentation: Planner I Jonathan Tardif stated that the proposed site plan is for the development of Phase 3 of the Geneva School at 1775 Seminola Boulevard. The applicant is requesting approval to construct the Phase 3 expansion of the Geneva School campus located at 1775 Seminola Boulevard. The proposed Phase 3 development includes construction of two structures, a two-story lower school building and a single -story gymnasium building which collectively total 880,022 square feet of new building floor space with associated parking, hardscape, landscaping, and site lighting. The City's Development Review Committee (DRC) voted to conditionally approve the Geneva School Phase 3 site plan on March 18, 2021, and at its meeting on April 14, 2021, the Planning and Zoning Commission voted unanimously 6-0 to recommend approval of the site plan to the City Commission, subject to the following conditions: 1. The site plan shall receive approval from the City Commission, prior to the commencement of any development. 2. The site plan approval shall be valid for one (1) year. An extension request may be submitted prior to the expiration of this approval. 3. Provide copies of all local, regional, state, and federal permits for the project to the City prior to commencement of development. 4. All of the above conditions shall be fully and faithfully executed, or the site plan shall become null and void. The proposed site plan meets all of the zoning district regulations, including the proposed land uses, size and dimension criteria, impervious surface and open space requirements, and landscaping and off-street parking requirements. Budget Impact: There is no impact to the City Budget. Recommendation: The City Manager and the Community Development Director recommended approval of the site plan for the Geneva School Phase 3 development (SPR 21 -0 1) with the following conditions: 1. The site plan shall receive approval from the City Commission, prior to the commencement of any development. 2. The site plan approval shall be valid for one (1) year. An extension request may be submitted prior to the expiration of this approval. 3.
