Linear Building. A building constructed in front of a parking garage, theater, grocery store or other large <br />structure, to conceal large expanses of blank wall area and to face the street with a fagade that has <br />doors and windows opening onto the sidewalk. Parking garages and their linear frontages may be built <br />at different times. <br />Main Street. A primary street within the Village Center. <br />Marquee. A permanently roofed architectural projection the sides of which are vertical which provides <br />protection against the weather for pedestrians, and which is supported entirely from an exterior wall of a <br />building. <br />Neighborhood Business Area. A commercial area often located on an arterial or collector street, <br />providing convenience goods and services for residents of the surrounding area. This commercial area <br />is developed as a unified project. <br />Opacity. Degree of obscuration of light. The range is from 0 to 100 percent. For example, a window <br />has 0 percent opacity and a wall has 100 percent. <br />Open Space. Any parcel or area of land or water, set aside, dedicated, designated or reserved for <br />public or private use or enjoyment. Includes amenities such as tot lots, lakes, parks, plazas, swimming <br />pools and passive or active recreation facilities. <br />Overlay District. A zoning district that encompasses one or more underlying zones that imposes <br />additional requirements above that required by the underlying zone. <br />Park. Active. Active use (ball fields and courts) for planned developments for the private use of specific <br />communities within the development and the public, when available as determined by the association. <br />Pavers. Preformed paving blocks that are installed on the ground to form patterns while at the same <br />time facilitate pedestrian and vehicular travel. <br />Planned Unit Development. An area of minimum contiguous size, as specified per Code, to be <br />planned, developed, operated and maintained according to plan as a single entity and containing one or <br />more structures with appurtenant common areas. <br />Plaza. A public open space that may be improved and landscaped, usually surrounded by streets and <br />buildings. Sometimes called a "square". <br />Pedestrian Friendly. The relationship between an individual and his or her environment that <br />encourages comfort, safety and ease of movement by foot. <br />Porch. Front. A roofed area, attached at the ground floor level or first floor level, and to the front of a <br />building, open except for railings and support columns. <br />Porte-Cochere. An attached, covered porch that matches the main structure in both design and <br />materials, usually associated with providing protection from the weather for vehicular drive-through <br />facilities. <br />Project. A planned development with the necessary site improvements on a particular lot, tract or <br />parcel of land. <br />Public Spaces. Parks, playgrounds, plazas, sidewalks, trails, paths and other recreational areas and <br />open spaces where the public is directly invited to visit or permitted to congregate. <br />Page 7 of 29 <br />Ordinance 02-1071 <br />
