Building Line. A line parallel to the property line, along which the forward building edge is located. <br />Exact location of building lines shall be established by the Development Review Committee at the time <br />of application. <br />Commercial Center: A retail/service commercial area located along Seminola Boulevard and comprised <br />of individual commercial lots. The buildings shall provide frontage along the roadway; however, primary <br />access may be from the rear of the property where the parking is located. <br />Courtyard. A private or semi -private open space, unobstructed from the ground to the sky, that is <br />bounded on two or more sides by the walls of a building or by fencing and landscaping on the same lot, <br />that designates the space. <br />Directional sign: a sign utilized to provide direction to developments that are not located directly on <br />Seminola Boulevard or Main Street. <br />Drug paraphernalia: Equipment, product, or material of any kind which is primarily intended or <br />designed for use in manufacturing, compounding, converting, concealing, producing, processing, <br />preparing, injecting, ingesting, inhaling, or otherwise introducing into the human body a controlled <br />substance, including but not limited to the following: various types of pipes, carburetion tubes, masks <br />and devices, roach clips, and bongs. <br />Entry: Point of entry or departure from a structure. <br />Primary: The main entrance into a building that the majority of customers or residents may <br />use to access the building. <br />Secondary: An alternate entrance into a structure, usually from a secondary road or parking <br />lot. <br />Expression line: Delineates the division between the first story and the second story of a building. This <br />line is either molding that extends a minimum of 2" from the building wall or is a jog in the surface plane <br />of the building wall greater than 2". <br />Facade. The exterior wall of a building exposed to public view or that wall viewed by persons not within <br />the building. <br />Primary: The side of the building that fronts on the primary roadway. <br />Secondary: Secondary facades include building elevations that are visible from the roadway; <br />that portion of the building that fronts on a side street or a parking area that <br />provides access to the buildings <br />Fly Loft. An un -partitioned attic or gallery directly over the stage of a church, theater, or auditorium <br />used for lighting and other mechanical stage -related equipment. <br />Impervious Surface. Any building material that reduces and/or prevents absorption of stormwater into <br />the under -ground aquifer (such as buildings, driveways, sidewalks, swimming pools). For purpose of <br />this ordinance, wetlands, lakes and retention areas up to the normal water level (natural water bodies) <br />or the control elevation (altered or man-made stormwater management systems) will not be included in <br />the gross site area or the total impervious surface area for the ISR calculation. <br />Independent Living Facility (ILF). A residential facility for senior adults with multiple individual living <br />units that may contain up to five sub -residential units (bedroom and bathroom) that share a common <br />kitchen and living area. The facility may provide services such as housekeeping, organized social and <br />recreational activities, transportation, and other support services appropriate for the residents but does <br />not include permanent nursing or medical care. <br />Page 6 of 29 <br />Ordinance 02-1071 <br />
