The applicant is required to get plat approval for the proposed subdivision of the property into an 8 -unit <br />townhouse community. <br />3. All remaining DRC comments shall be addressed prior to the issuance of any site permits and building <br />permits. <br />4. All required local, regional, state, and federal permits shall be obtained before commencement of <br />development. <br />5. The site plan approval shall be valid for one (1) year. An extension request may be submitted prior to <br />the expiration of this approval. <br />6. All of the above conditions shall be fully and faithfully executed or the site plan shall become null and <br />void. <br />In response to the Commission's question regarding the height of the buffer, Mr. Fathelbab stated that a 6 - <br />foot high fence is being proposed for the project. Mr. Fathelbab explained that buffers are measured in width. He <br />explained that a multi -family development located next to another multi -family requires no buffer because there is <br />consistency and compatibility among those uses. <br />Mr. Fathelbab explained that there is a perimeter landscape requirement. He explained that staff reviews <br />the perimeter landscape and buffer requirements and use whichever provides a greater landscape buffer. He said <br />this project requires a 7 '/2 -foot perimeter landscape. Mr. Fathelbab stated that 3 -inch caliper/12 foot tall trees are <br />required on the property. <br />A general discussion ensued regarding tree requirements, prohibited on -street parking, height of other multi- <br />family developments in the area, change to the width of the sidewalk due to location of right of way, type of lighting <br />used for the walking path, the length of the driveway and enforcement of no parking in the driveways. <br />Mr. Henson asked the applicant to come forward. Mr. Shane Acevedo, 1817 Lockberry Road, Winter Park, <br />Florida came forward. In response to the Commission's question, Mr. Acevedo said that a 6 -foot wood fence is being <br />proposed for the rear of the site. <br />In response to the Commission's question, Mr. Acevedo explained there is independent lighting in front of <br />the development and the rear parking area, motion sensors on the buildings and lights along the walkway in the rear <br />to the right of way. <br />In response to the Commission's request to install an 8 -foot fence, Mr. Acevedo said that a 6 -foot fence <br />could be constructed adjacent to the retention pond and an 8 -foot fence could be constructed to the rear (east) of the <br />property. <br />
