Mr. Shane Acevedo, developer, 1817 Lockberry Road, <br />Winter Park, Florida came forward. There were no questions for the applicant. <br />Mr. Henson asked if there was anyone in the audience who wished to speak in favor of, or in opposition to, <br />the request. Ms. Lois Lihn, 2326 Sierra Lane, Maitland, Florida came forward. Ms, Lihn questioned the parking on <br />the site and the change to the setback impacting the depth of the driveway. <br />Ms. Kathleen Bowker, 2358 Sierra Lane, Maitland, Florida came forward. Ms. Bowker expressed a concern <br />with access for emergency vehicles on the site. Mr. Henson explained that access is reviewed and discussed during <br />the site plan review process. <br />Mr. Fathelbab explained that the Seminole County Fire Department sits on the City's Development Review <br />Committee and is integral in the review process. He stated that sprinkler systems would be installed in the <br />townhomes. He said the guest parking area could also be used for a turn -around area for the fire trucks. <br />Ms. Bowker expressed concerns with fires spreading to the Sierra community. <br />Mr. Willard "Gary" Ives, 2325 Sierra Lane, Maitland, Florida came forward to speak. Mr. Ives expressed a <br />concern with the height of the buildings impacting the limited setbacks. Mr. Henson explained that is a site plan <br />related issue and it would be discussed on the next agenda item. <br />Ms. Bowker expressed a concern that if the variance were approved, it would limit their options at the time <br />the site plan is reviewed. <br />Mr. Manuel Lamarche, 2348 Sierra Lane, Maitland, Florida came forward to speak. Mr. Lamarche said that <br />his front door faces the proposed reduced side setback. He said regulations are in placed to promote good <br />neighbors. He said the variance would reduce the distance from the buildings to the property lines making the <br />buildings closer to their development. He said there is only so much area on the lot for the density the developer is <br />proposing for the project. Mr. Lamarche felt this development would be problematic and detrimental to their <br />community. <br />A general discussion ensued regarding the size of the townhome units' influence on the size of the building <br />footprint, egress, and the reduced setbacks for this project and the impact of the 50' building setback from the <br />
