All applicable licenses and permits shall be obtained prior to the commencement of any business <br />activities at the site. <br />5. All signage requires a separate permit and must comply with the ULDR. <br />6. The use shall remain in complete compliance with all City, County and State requirements. <br />7. A new conditional use application shall be required if the use should cease for more than 90 days. <br />8. All of the above conditions shall be fully and faithfully executed or the conditional use shall become null <br />and void. <br />Mr. Henson asked the applicant to come forward. Mr. Tardif said the applicant was not available. <br />Mr. Henson asked if there was anyone in the audience who wished to speak in favor of, or in opposition to, <br />the request. No one came forward. <br />A brief discussion ensued regarding the appearance of the site and landscaping requirements. Mr. Tardif <br />said that staff did conduct a site visit and the site has been cleaned up and is ready to operate. Mr. Dean Fathelbab, <br />Planner ll, stated that the Planning and Zoning Commission could add an additional condition of approval that staff <br />evaluate the landscape requirements as it relates to the right of way. A brief discussion ensued regarding the site <br />constraints for landscaping. <br />Mr. Henson asked for a motion to address CU 19-05. Mr. Hale made a motion that the Planning and Zoning <br />Commission approve CU 19-05 to allow a service station and fuel dispensing at 970 State Road 436 based on the <br />findings of fact and conclusions of the staff report dated February 13, 2019, and the eight (8) conditions of approval <br />outlined in the staff report including Attachments A and B. Mr. Tizzio seconded the motion. The motion passed <br />unanimously by voice vote. <br />Tenth Item of Business: ZB 19-03: 2610 S. U.S. Highway 17-92. A request to amend the Official Zoning Map <br />from CG (Commercial General) to PMX-MID (Planned Mixed -Use: Medium Rise) for the property located at <br />2610 S. U.S. Highway 17-92. <br />Ms. Christina Hyson, Planner I, reviewed the information provided in her memorandum dated February 13, <br />2019 to the City of Casselberry Planning and Zoning Commission. Ms. Hyson said staff recommends that the <br />Planning and Zoning Commission provide a favorable recommendation to the City Commission for ZB 19-03 to <br />amend the Official Zoning Map from CG (Commercial General) to PMX-MID (Planned Mixed -Use: Medium Rise) for <br />the subject property located at 2610 S. U.S. Highway 17-92. She said staffs recommendation is based on the <br />
