The requested zoning amendment is consistent with the City of Casselberry Comprehensive Plan and <br />the proposed Commercial Future Land Use designation; <br />2. The requested zoning amendment is compatible with the surrounding mix of land uses and zoning <br />districts; and <br />3. City water is available to the subject property. City sewer is currently unavailable at the site, however, <br />sewer connection/septic options will be evaluated during the site plan review process. <br />There were no questions for the applicant. <br />Mr. Henson asked if there was anyone in the audience who wished to speak in favor of, or in opposition to, <br />the request. No one came forward. <br />Mr. Henson asked for a motion to address ZB 18-07. Mr. Lutz made a motion that the Planning and Zoning <br />Commission provide a favorable recommendation to the City Commission for ZB 18-07 to amend the Official Zoning <br />Map from Seminole County RP (Residential/Professional) to City of Casselberry OR (Office/Residential) for the <br />subject property located on Lake Howell Road based on the findings of fact and conclusions of the staff report dated <br />December 12, 2018, the three (3) findings regarding the proposed change to the Official Zoning Map and Attachment <br />B. Mr. Phillips seconded the motion. The motion passed unanimously by voice vote. <br />Eighth Item of Business: ZB 18-08: Parcel ID: 08-21-30-5BL-HF00-027A. A request to amend the Official <br />Zoning Map from CG (Commercial General) to CL (Commercial Limited) for the parcel located on Concord <br />Drive. <br />Ms. Christina Hyson, Planner I, reviewed the information provided in her memorandum dated December 12, <br />2018 to the City of Casselberry Planning and Zoning Commission. Ms. Hyson explained due to a scrivener's error in <br />Ordinance 16-1439, Table 2-5.3, Land Use by District, of the City's Unified Land Development Regulations (ULDR) <br />incorrectly lists multiple -family dwellings as a permitted use in the CG (Commercial General) zoning district. She said <br />the applicant subsequently submitted site plans based on this incorrect information. Ms. Hyson said as such, the <br />applicant is requesting that the zoning designation of the property be amended to the CL (Commercial Limited) <br />zoning district, which conditionally allows for multiple -family dwellings. <br />Ms. Hyson said staff recommends that the Planning and Zoning Commission provide a favorable <br />recommendation to the City Commission for ZB 18-08 to amend the Official Zoning Map from CG (Commercial <br />General) to CL (Commercial Limited) for the subject property located on Concord Drive.
