Mr. James Hanson, Woolbright Development Inc., 2121 <br />E. Semoran Boulevard, Apopka, Florida came forward. There were no questions for the applicant. <br />Mr. Henson asked if there was anyone in the audience who wished to speak in favor of, or in opposition to, <br />the request. No one came forward. <br />Mr. Henson asked for a motion to address BA 19-01. Mr. Hale made a motion that the Planning and Zoning <br />Commission grant the side corner lot line setback variance, BA 19-01, for the property located at 1006 State Road <br />436 based on the Planning and Zoning Commission's findings of fact and conclusions, the staff report dated January <br />9, 2019, and the four (4) conditions of approval outlined in the staff report including Attachments A — D. Mr. Van <br />Meter seconded the motion. The motion passed unanimously by voice vote. <br />Tenth Item of Business: SPR 18-32: 1006 & 1040 State Road 436. A major site plan request to add a 722 <br />square foot patio to 1006 State Road 436 and to add a 2,000 square foot building addition to 1040 State Road <br />436. <br />Mr. Dean Fathelbab, Planner Il, reviewed the information provided in his memorandum dated January 9, <br />2018, to the City of Casselberry Planning and Zoning Commission. Mr. Fathelbab said staff requests the Planning <br />and Zoning Commission approve the major site plan application for the 1006 and 1040 State Road 436 - Casselberry <br />Marketplace (SPR 18-32). He said the recommendation is based on the findings of fact and conclusions of the staff <br />report dated January 9, 2019, and subject to the four (4) conditions of approval outlined in the staff report. The <br />conditions of approval are: <br />1. All remaining DRC comments shall be addressed prior to the issuance of any site permits and building <br />permits <br />2. All required local, regional, state, and federal permits shall be obtained before commencement of <br />development. <br />3. The site plan approval shall be valid for one (1) year. An extension request may be submitted prior to <br />the expiration of this approval. <br />4. All of the above conditions shall be fully and faithfully executed or the site plan shall become null and <br />void. <br />In response to the Commission's question, Mr. Fathelbab said that there would be no additional lighting <br />added to the parking lot or the perimeter of the site. <br />
