Planning & Zoning Commission/ <br />Local Planning Agency Minutes <br />August 8, 2018 <br />Page 5 <br />Ms. Emily Hanna, Development Service Manager, reviewed the information provided in staff's memorandum <br />dated August 8, 2018 to the City of Casselberry Planning and Zoning Commission. Ms. Hanna said there are no <br />current plans to redevelop the property. She said redevelopment of the subject property would need to meet all the <br />requirements within the Unified Land Development Regulations and the Community Redevelopment District Urban <br />Design Standards. Ms. Hanna said the proposed changes would not have an immediate economic effect as the <br />subject properties are already developed. She said the proposed zoning change would accommodate a wider variety <br />of uses that would benefit residents in the area and allow a more diverse range of businesses to locate on the site. <br />LPA 18-11 <br />Ms. Hanna said staff recommends that the Planning and Zoning Commission provide a favorable <br />recommendation to the City Commission for LPA 18-11 to amend the Future Land Use designation from Industrial (1) <br />to Commercial (C) for the subject property located at 177 Anchor Road based on the findings of fact and conclusions <br />of the staff report dated August 8, 2018, and the following findings regarding the proposed change to the Future Land <br />Use Map: <br />1. The requested amendment to the Future Land Use Map is consistent with the Comprehensive Plan; <br />2. The requested amendment to the Future Land Use Map is compatible with the surrounding mix of land <br />uses and zoning districts; and <br />3. City services are available and will not be negatively impacted. <br />Mr. Henson asked the applicant to come forward. Mr. Faramarz Sadri, 3903 Forsyth Road, Winter Park, <br />Florida came forward. There were no questions for the applicant. <br />Mr. Henson asked if there was anyone in the audience who wished to speak in favor of, or in opposition to, <br />the request. No one came forward. <br />Mr. Henson asked for a motion to address LPA 18 11. Mr. Hale made a motion that the Planning and <br />Zoning Commission provide a favorable recommendation to the City Commission for LPA 18-11 to amend the Future <br />Land Use designation from Industrial (1) to Commercial (C) for the subject property located at 177 Anchor Road <br />based on the findings of fact and conclusions of the staff report dated August 8, 2018, and the three findings <br />regarding the proposed change to the Future Land Use Map including Attachment A. Ms. Campbell seconded the <br />motion. The motion passed unanimously by voice vote. <br />
