Planning & Zoning Commission/
Local Planning Agency Minutes
July 11, 2018
Page 3
Commission's findings of fact and conclusions, the staff report dated July 11, 2018, and the three conditions of
approval outlined in the staff report.
A brief discussion ensued regarding the current fence requirements for corner lots and the adjacent
property's fence that is also located on a corner lot.
Mr. Henson asked the applicant to come forward. Mr. Angelo Squeteri, 300 Kentia Road, Casselberry,
Florida came forward. There were no questions for the applicant. Mr. Squeteri said that his fence aligns with the
adjacent property's fence. He said if the variance is not granted if would significantly reduce his backyard.
Mr. Henson asked if there was anyone in the audience who wished to speak in favor of, or in opposition to,
the request. Ms. Ginny Wood, 321 Jasmine Road, Casselberry, Florida came forward to speak in favor of the
request. Ms. Wood said she is the property owner for the property to the south of Mr. Squeteri. She said both
homes are set well back from the corner and at an angle to the corner. Ms. Wood said there is no view of the fence
until you reach the corner. She said the fences are set well back from the property line.
Ms. Wood said her fence was permitted through Home Depot approximately 12 years ago. She said that
the Home Depot subcontractor did not call for a final inspection and the permit is now considered abandon. Ms.
Wood said that her fence was built to the existing fence prior to Mr. Squeteri purchasing the property. She said she
was not aware that there was no fence permit for the original fence.
After a brief discussion regarding the fence permitting requirements, Mr. Henson asked for a motion to
address BA 18-03. Mr. Phillips made a motion that the Planning and Zoning Commission grant the front yard fence
height and design variance, BA 18-03, for the property located at 300 Kentia Road based upon the Planning and
Zoning Commission's findings of fact and conclusions, the staff report dated July 11, 2018, and the three conditions
outlined in the staff report including Attachments A -C. Mr. Bakalla seconded the motion. The motion passed
unanimously by voice vote.
The next two items were discussed together.
Seventh Item of Business: LPA 18-09: Small -Scale Future Land Use Map Amendment for Properties along
Belle Avenue. Amending the Future Land Use Map designation from I (Industrial) to C (Commercial) for 35
parcels generally located at 910, 920 & 930 Belle Avenue.
