Notification of the proposed amendment <br />was provided to the surrounding property owners within 500 feet and the Planning and Zoning Commission, <br />serving as the City's Local Planning Agency (LPA), unanimously voted at its July 11, 2018 meeting to <br />recommend approval of this amendment to the City Commission. The request to amend the Official Zoning <br />Map from I (industrial) to CS (Commercial Service) for the subject properties is consistent with the City of <br />Casselberry Comprehensive Plan and the proposed Commercial (C) future land use designation, consistent <br />and compatible with the adjacent land uses and zoning districts, and City services are available at the subject <br />properties and will not be negatively impacted. <br />Budget Impact: There is no impact to the City Budget. <br />Recommendation: The City Manager and the Community Development Director recommended approval <br />of Ordinance 18-1494 on first reading. <br />Audience Participation: No one carne forward to address Ordinance 18-1494. <br />MOTION: Commissioner Solomon moved to approve Ordinance 18-1494 on first <br />reading, as presented. Motion was seconded by Commissioner Aramendia. <br />Motion carried unanimously by voice vote 4-0. <br />11. PUBLIC HEARINGS <br />No items were presented for consideration on this agenda. <br />12. OTHER ITEMS <br />A. Site Plan Approval for the Geneva School Phase II, SPR 18-07 <br />Staff Presentation: Planner II Dean Fathelbab gave an overview of this item which is a request for <br />approval of the site plan for the Geneva School Phase I1, SPR 18-07, located at 1775 Seminola Boulevard, <br />which includes development of a two-story school building with approximately 59,665 square feet, as well <br />as landscaping and parking. Staff findings are as follows: <br />- The proposed use and design is consistent and compatible with adjacent land uses. <br />- The proposed site plan has been reviewed and approved in accordance with the site plan review <br />process. <br />- The proposed site plan, use and existing zoning (PMX-L are consistent with the Future Land <br />Use Map designation (LfNR/MDR) and with the City's Comprehensive Plan. <br />- The proposed site plan meets the requirements of the zoning regulations. <br />- The elevations will compliment surrounding land uses, meet the Seminola Boulevard Overlay <br />District Design Standards; include wall articulations, barrel tile roofs, a variety of window <br />treatments, and a covered canopy area. Walls not articulated in this manner will be screened <br />by future buildings and landscaping of the next phase. <br />- The landscape plan has adequate buffering and screening that ensures that the City's <br />
