A brief discussion ensued regarding the lighting on the site and possible <br />noise issues. <br />In response to the Commission's question, Mr. Fathelbab said that the project complies with the Unified <br />Land Development Requirements. A brief discussion ensued regarding tonight's approval would include the trail <br />connection. <br />In response to the Commission's question, Mr. Wright stated that MMI Development would own the land and <br />there will be a lease agreement with Wawa. <br />Mr. Henson asked for a motion to address SPR 17-06. Mr. Lutz made a motion that the Planning and Zoning <br />Commission approve the major site plan application for a fuel -dispensing service station (SPR 17-06). The <br />recommendation is based on the site plan dated July 21, 2017, the findings of fact and conclusions of the information <br />provided in the staff report dated August 9, 2017, and subject to the waiver request and the eight (8) conditions of <br />approval outlined in the staff report including Exhibits A — H. Mr. Bakalla seconded the motion. The motion passed <br />unanimously by voice vote. <br />Tenth Item of Business: CU 17-15: 1033 State Road 436. A conditional use request to allow a fuel - <br />dispensing service station located at 1033 State Road 436. Parcel ID 21-21-30-300-003F-0000. <br />Mr. Dean Fathelbab, Planner I, reviewed the information provided in his memorandum dated August 9, <br />2017, and a PowerPoint presentation to the City of Casselberry Planning and Zoning Commission (a copy of the <br />PowerPoint presentation is attached and made a part of the minutes). Mr. Fathelbab said staff recommends the <br />Planning and Zoning Commission approve CU 17-15 to allow a fuel dispensing service station at the property located <br />at 1033 State Road 436 based on the findings of fact and conclusions of the staff report dated August 9, 2017 and <br />the ten (10) conditions of approval outlined in the staff report. <br />In response to the Commission's questions, the applicants came forward. The applicant stated that the <br />refueling trucks would be parked on the southeast corner of the property. In response to the Commission's question, <br />Mr. Scott Kearney, real estate engineer for Wawa, reviewed the testing schedule of the underground tanks. He said <br />the tanks are double walled pressurized tanks. <br />
