Planning & Zoning Commission/ <br />Local Planning Agency <br />May 10, 2017 <br />Page 3 <br />Planning and Zoning Commission approve CU 17-08 to allow a fixed residential boat dock at 660 San Pablo Avenue. <br />He said staffs recommendation is based on the findings of fact and conclusions of the staff report dated May 10, <br />2017, and the four (4) conditions outlined in the staff report. <br />A brief discussion ensued regarding the conditions of approval. Mr. Henson asked the applicant to come <br />forward. Mr. Michael Caiazza, Specialty Marine Contractors, 7151 Rose Avenue, Orlando, Florida came forward. <br />There were no questions for the applicant <br />Mr. Henson asked if there was anyone in the audience who wished to speak in favor of, or in opposition to, <br />the request. No one came forward. <br />Mr. Henson asked for a motion to address CU 17-08. Mr. Van Meter made a motion that the Planning and <br />Zoning Commission approve CU 17-08 to allow a fixed residential boat dock at 660 San Pablo Avenue. The <br />recommendation is based on the findings of fact and conclusions of the staff report dated May 10, 2017, and the four <br />(4) conditions of approval outlined in the staff report including the three (3) attachments. Mr. Bakalla seconded the <br />motion. The motion passed unanimously by voice vote. <br />Eighth Item of Business: BA 17-02: 730 Crestview Drive. Variance request for a mobile home below the <br />minimum living area of 900 square feet. Parcel ID 09-21-30-514-OE00.0170 <br />Mr. Dean Fathelbab, Planner I, reviewed the information provided in staffs memorandum dated May 10, <br />2017, and a PowerPoint presentation to the City of Casselberry Planning and Zoning Commission (a copy of the <br />PowerPoint presentation is attached and made a part of the minutes). Mr. Fathelbab said the variance application <br />meets all six (6) criteria for granting the variance; therefore, staff supports the variance request as presented. He <br />said if the Planning and Zoning Commission chooses to grant replacement mobile home minimum living area <br />variance, BA 17-02, for property located at 730 Crestview Drive, the motion should be based upon the Planning and <br />Zoning Commission's findings of fact and conclusions, the staff report dated May 10, 2017, and the four (4) <br />conditions outlined in the staff report. A general discussion ensued regarding the square footage of the mobile home, <br />additional requirements for mobile homes and possible options for the lot that would not require a variance. <br />
