b. <br />Colors prohibited above, but used within a company logo or color <br />pattern, will be reviewed on a case -by -ease basis, if required as a <br />part of a franchise agreement, for example. <br />c. <br />Building trim and accent areas may feature brighter colors, including <br />primary colors, but neon tubing shall not be an acceptable feature for <br />building trim or accent. <br />4. Building entryways <br />i. Each principal <br />building on site shall have clearly defined, highly visible <br />customer entrances featuring no less than three of the following: <br />a. <br />Canopies or porticos <br />b. <br />Overhangs <br />c. <br />Recesses/projections <br />d. <br />Arcades <br />e. <br />Raised corniced parapets over the door <br />£ <br />Peaked roof forms <br />g. <br />Arches <br />h. <br />Outdoor patios <br />i. <br />Display Windows <br />j. <br />Architectural details such as tile work and moldings which are <br />integrated into the building structure and design. <br />k. <br />Integrated planters or wing walls that incorporate landscape areas <br />and/or places for siting._ <br />5. Site Design <br />i. Entrances. All sides of the principal building that directly face an abutting <br />public or private right-of-way shall feature at least one customer entrance. <br />Where a principal building directly faces more than two abuttingpublic or <br />private rights-of-way, this requirement shall apply only to two sides of the <br />building, including the side of the building facing the primary street. <br />ii. PaHdneLot <br />Orientation. <br />a. <br />No more than 60 percent of the off-street parking area for the entire <br />property shall be located between the front facade within the front <br />yard of the principal buildings and the primary abutting street unless <br />the principal buildings and parldng lots are screened from view by <br />out parcel developments and additional tree plantings and landscape <br />buffers. <br />b. <br />Parking shall be located to the rear of the building or screened so that <br />it does not dominate the streetscape. Hedges and landscaping shall <br />be used to screen parking areas. When large parking lots are <br />necessary, an increase in the landscaping buffer widths shall be <br />required to screen the lot and divide the lot into smaller components. <br />iii. Pedestrian Access. <br />a. <br />Sidewalks at least 6 feet in width shall be provide along all sides of <br />the lot that abuts a public or private right -of --way. <br />b. <br />Continuous internal pedestrian walkways, no less than 5 feet in <br />width, shall be provided from the public sidewalk or right-of-way to <br />the principal customer entrance of all principal buildings on the site. <br />At a minimum, walkways shall connect focal points of pedestrian <br />Ordinance 17-1460 <br />
