ii. Varying wall offsets shall be used at a minimum of every 5 feet to achieve <br />horizontal facade articulation. Wall offsets shall occur at a minimum of <br />every 20 feet, or shall extend over 20 percent of the facade. <br />iii. Developments shall use animating features such as arcades, display <br />windows, entry areas, or awnings along at least 60 percent of the facade. <br />iv. A minimum of 2 feet between facade elements is required to achieve <br />vertical articulation. <br />v. Articulation of facades shall apply to the front and sides of all buildings. <br />Articulation of the rear of the building will be required. Review of the rear <br />articulation requirement will be subject to use, view from public right of <br />way or other site constraint. <br />2. Roof Design <br />i. Roof lines shall be varied with a change in height every 40 linear feet or 20 <br />percent of the building length, whichever is less. Parapets, mansard roofs, <br />gable roofs, hip roofs, or dormers shall be used to conceal flat roofs and roof <br />top equipment from public view. Alternating lengths and designs may be <br />acceptable and can be addressed during prelimin= site plan review. <br />ii. Proposed buildings shall incorporate at least 2 of the following elements or <br />features: <br />a. Eaves that overhang a minimum of 24 inches with a minimum fascia <br />death of 8 inches. <br />b. Three or more roof slope planes per primary facade. <br />c. An additional vertical change in roof height, consisting of a <br />minimum 24 inches change in elevation. <br />d. Dormers or other additional roof elements facing primary street <br />frontage. <br />Materials and Colors <br />i. Prohibited Facade Materials <br />a. Corrugated metal siding/butler buildings <br />b. Plastic siding, plastic laminates <br />c. Unpainted concrete block/plain concrete walls <br />d. Plywood <br />e. Corrugated fiberglass <br />ii. Predominant exterior building materials shall be high quality materials. <br />These include. <br />a. Brick <br />b. Wood <br />C. Stucco <br />d. Pre -cast concrete accents <br />e. Stone (natural or veneerl <br />f. Other material that is compatible with the surrounding buildings. <br />iii. Facade Colors <br />a. Facade colors shall be low reflectance, subtle, neutral, or earth tone <br />colors.
