Planning & Zoning Commission/ <br />Local Planning Agency <br />April 12, 2016 <br />Page 4 <br />In response to the Commission's question, Ms. Hanna stated the pedestrian path on the north side of the <br />development will be owned and maintained by Bainbridge Communities. <br />Mr. Henson asked the applicant to come forward. Mr. Bob Thollander, 2227 King Charles Court, Winter Park, Florida <br />came forward. There were no questions for the applicant. <br />Mr. Thollander said Bainbridge Communities is scheduled to close on the property on April 26, 2016 and construction <br />will begin two weeks after the closing. <br />Mr. Henson asked if there was anyone in the audience who wished to speak in favor of, or in opposition to, the <br />request. No one came forward. <br />Mr. Henson asked for a motion to address SP 16-02. Mr. Bryan made a motion that the Planning and Zoning <br />Commission provide a favorable recommendation for approval of the "Bainbridge Casselberry Apartments" (SP 16-02), Final <br />Plat, and the recommendation is based upon the plat dated April 5, 2016, the findings of fact and conclusions of the staff <br />report dated April 13, 2016, and the two (2) conditions outlined in the staff report and attachments A — E. Mr. Van Meter <br />seconded the motion. The motion passed unanimously by voice vote. <br />Eighth Item of Business: SPR 16-02: 1280 Seminola Boulevard. Major site plan review for the addition of 3,083 <br />square feet of parking at the rear of the building located at 1280 Seminola Boulevard. <br />Ms. Emily Hanna, Planner Il, reviewed the information provided in staffs memorandum dated April 13, 2016, and a <br />PowerPoint Presentation to the City of Casselberry Planning and Zoning Commission (a copy of the PowerPoint Presentation <br />is attached and made a part of the minutes). Ms. Hanna said staff requests the Planning and Zoning Commission approve the <br />major site plan application for 1280 Seminola Boulevard (SPR 16-02). She said this recommendation is based on the site <br />plan dated April 5, 2016, the findings of fact and conclusions of the information provided in the staff report dated April 13, <br />2016, including the waiver and the seven (7) conditions of approval outlined in the staff report. <br />After a brief discussion regarding the trees on the site, Mr. Henson asked the applicant to come forward. Mr. Byron <br />Bonyadi, 175 Sabal Palm Drive, Longwood, Florida came forward. Mr. Bonyadi said that this is an existing commercial <br />building that was non -conforming for site improvement. He said the owner intends to use the site as a professional office. <br />Mr. Henson asked if there was anyone in the audience who wished to speak in favor of, or in opposition to, the <br />request.
