c. Landscaping. Where the public access easement adjoins an open space <br />within the private development, trees, landscaping, streetscape materials, <br />and form used by the private developer shall be similar to landscaping <br />within the public park land. <br />d. Location. The approximate locations for these easements are hereby <br />attached to [Ordinance No. 14 -1414] as Exhibit C and by this reference <br />made a part hereof. <br />c. Sidewalk <br />i. Width. The minimum width of the sidewalks throughout the public park <br />land and public realm shall be eight (8) feet. A minimum five (5) foot <br />wide encroachment -free sidewalk shall be provided in the private <br />commercial and residential properties. <br />ii. Parking Areas. Pedestrian connections through parking areas shall be <br />clearly identifiable to pedestrians and motorists. This shall be achieved <br />through a change in color, differing material or a grade change from the <br />parking area. The locations of the connections shall be determined at the <br />site plan approval stage. <br />iii. Adjacent roadways. Where possible a three (3) foot wide landscape strip <br />shall be provided between the sidewalk and back of curb. <br />3. Bicycle access and storage. Non - automotive transportation such as bicycles shall <br />be accommodated at convenient locations within the LCOD. <br />H. Appearance and compatibility. General. Corporate brands and design shall adhere to <br />standards in this section. The building may retain elements of its corporate image <br />within the architectural style but will need to satisfy the following requirements. <br />1. Architectural features. <br />a. All building facades shall appear as frontages. Building facades shall be <br />designed to maximize use of fenestration and articulation and to avoid large, <br />flat, uninteresting surfaces. <br />b. Doors, windows, and other architectural features shall be used to break large <br />wall planes into smaller components. Blank walls shall not exceed twenty (20) <br />linear feet without being interrupted by a window, entry, pilaster, lattice, <br />change in building plane, or similar architectural element. <br />c. Features shall be encouraged on corners of the buildings such as a rise in <br />height of the roof line, clock feature or other distinctive feature. This shall be <br />encouraged particularly where the building is at the end of a key vista. <br />d. An expression line that delineates the division between the first story and the <br />second story shall be required for all properties above one story. A variation <br />of the location of the expression line may be provided where additional stories <br />are added. A cornice shall delineate the tops of the facades. Awnings shall not <br />cover the expression line. <br />e. Each floor of any building facade, other than carriage homes or places of <br />Ordinance 14 -1414 <br />Page 8 <br />
