worship, facing public park land shall contain transparent windows covering <br />from fifteen (15) percent to seventy (70) percent of the wall area. <br />f. Roof types. Variations in roof types are encouraged to break up the visual <br />mass of single large buildings. <br />i. Roofs shall be designed to add visual interest, reduce massing and screen <br />rooftop equipment. <br />ii. Downspouts are to match gutters in material and finish. <br />iii. Three - dimensional cornices, decorative parapets, overhanging eaves, <br />multiple roof planes per facade and sloping roofs are to be used to achieve <br />the design objectives. <br />iv. Permitted roofs include: gabled, hipped, shed, barrel, vaulted, flat or <br />domed. <br />v. Building parapets or cornices should be included to provide variation and <br />visual relief. <br />g. Roof materials. <br />i. Metal (galvanized, copper, aluminum, zinc - alum); standing seam or "Five - <br />Vee' ; maximum twenty -four (24) inch spacing <br />ii. Shingles (Asphalt or metal - "dimensional" type), slate, cedar shakes <br />iii. Tile (clay, terra cotta, concrete); barrel, flat, french <br />iv. Gutters (copper, aluminum, galvanized steel) <br />v. Decorative metal railings <br />h. Screen enclosures. Where screening is used to enclose windows or balcony <br />space on residential buildings it shall be provided similarly for all units on the <br />entire floor. Screening shall not be provided sporadically. <br />i. Rain gutters shall be positioned so as not to detract from the design of the <br />building. Where used they shall be incorporated into the design of the building <br />to match accent colors or the colors of the building. <br />2. Color. Building colors shall be the same as, or substantially similar to, the color <br />palette defined as the Benjamin Moore Historical Color Collection (HC -1 through <br />HC -174), or other colors deemed appropriate by City staff. Luminous, brightly <br />colored or neon colored structures are prohibited. <br />3. Exterior Materials. All exterior materials and colors shall be appropriate and <br />compatible with one another. The following materials and other similar materials <br />may be used: <br />a. HardiePlank® siding <br />b. Brick <br />c. Pre -cast concrete accents <br />d.
