6. Impervious Surface Area (2) — Eighty (80) percent maximum <br />7. Dwelling units per acre (3) — Twenty -five (25) <br />8. Right -of -way - Minimum fifty (50) foot width <br />9. Minimum dwelling unit size <br />a. One bedroom - 485 square feet <br />b. Two bedroom - 1055 square feet <br />c. Three Bedroom - 1230 square feet <br />(l) The calculation for pervious /impervious surface area shall be determined <br />for each sub district prior to site plan approval. Area within the public park <br />land may be used by public and private land owners towards their <br />pervious /impervious requirement of the land uses within each sub district. <br />Each parcel is attributed their proportional share of the public park land <br />depending on the size of the parcel. Public park land attributed to one <br />parcel or land use may not be transferred or used for another developments <br />open space or pervious calculations. <br />(2) The stormwater retention areas are considered as pervious for the <br />impervious surface area calculation of a site. <br />(3) The residential parcel may utilize the public park land within the South <br />district to meet density requirements for development. <br />G. Connectivity. <br />1. Vehicle Access. <br />a. A pick up and drop off point shall be designated by the developer in the <br />commercial parcel to allow for deliveries and access by the City and vendors <br />for City park events. <br />b. Access and loading areas will be provided in the commercial parcel for public <br />park land maintenance and city events. <br />c. Access for delivery or waste collection shall be provided to the commercial <br />areas through the commercial parking lot area. <br />2. Pedestrian Access: <br />a. Pedestrian access and circulation shall be provided throughout the LCOD and <br />to neighboring parcels (Golf course, Masonic Lodge, Church property, North <br />District to Boardwalk) and roadways. These sidewalks shall be positioned to <br />provide the pedestrian the most direct and convenient route to their <br />destination. <br />b. Public access easements on private property. Public access easements shall be <br />dedicated on private property throughout the LCOD to provide pedestrian <br />connections to the public park land from the roadway and neighboring sites. <br />a. Width. The public access easement shall be a minimum of 8 feet. <br />b. Design. The design of the sidewalk shall be consistent with the standards <br />shown in Exhibit E, Streetscape materials. <br />Ordinance 14 -1414 <br />Page 7 <br />
