a. To create an attractive pond edge and to provide an environmental benefit to <br />the wetland area, the southernmost pond on the residential parcel shall be <br />vegetated along the shoreline with a minimum of fifty (50) percent of native <br />species. The plantings shall be spaced a maximum of thirty (30) inches apart <br />with at least three rows of emergent species and three rows of appropriate <br />upland species. Distribution of plantings may be spatially adjusted subject to <br />site geometry of the pond. <br />b. Physical boundaries (hedges, or landscaped walls or fences) surrounding <br />commercial buildings shall be no higher than three (3) feet. <br />c. A hedge may be provided up to six (6) feet in height to separate the public and <br />private residential areas providing that vehicular sight visibility obstructions <br />are not created. <br />d. Restaurants and eateries will be encouraged to provide designated outdoor <br />eating areas which are dog friendly. <br />F. Size and dimension regulations <br />Setbacks. Differing land uses and /or the height and mass of a building can create <br />impacts upon neighboring properties and /or buildings. Effort shall be made to <br />minimize these impacts through the use of setbacks. A suitable distance shall be <br />provided between properties or buildings within the overlay district and outside of <br />the overlay district, to provide safety, light, and air circulation and enhancement <br />of privacy. The following minimum setbacks shall be required: <br />a. Adjoining parcel - The minimum setback from the property line is nine (9) <br />feet. <br />b. Adjacent to right -of -way <br />i. US Highway 17 -92 — Twenty (20) feet (This may include land from the <br />back of curb of the roadway where a pedestrian area is provided as defined <br />in Subsection E, "Urban Realm. ") <br />ii. Other roadways — Seven and a half (7.5) feet <br />iii. A greater setback may be required on the corner of rights -of -way to ensure <br />that the site visibility requirements are met. Requirements shall meet <br />either the City Code requirements (Article VI, Sight distance and roadside <br />hazards and Section 82 -182 - Obstructions to sight distance at <br />intersections) or FDOT standards. <br />c. Between buildings — Setbacks shall be based upon the required fire separation <br />of ten (10) feet. For buildings in excess of thirty -five (35) feet in height, an <br />additional fifteen (15) foot separation between buildings shall be required for <br />each additional ten (10) feet in height. <br />2. Floor area ratio (FAR) - 1.0 <br />3. Maximum height of buildings - six (6) stories <br />4. Minimum first floor ceiling height <br />a. Twelve (12) feet— Commercial <br />b.
