There shall be no outside sales (except for the fuel pump sales), storage, or display of goods, <br />materials or services. <br />5. The property shall be maintained in accordance with Section 3 -10.3. Minimum Maintenance <br />Standards. <br />6. Site lighting shall not exceed the maximum light levels of Article X. Appearance, Design, and <br />Compatibility. <br />7. The conditional use for fuel dispensing shall be for the four (4) permitted existing fuel pumps (eight <br />fueling stations) located under the existing canopy as shown on the site plan attached as Exhibit E to <br />the staff report. Additional fuel pumps shall require additional conditional use approval. <br />8. A new conditional use application shall be required if fuel dispensing should cease for more than <br />ninety (90) days. <br />9. The conditional use shall be implemented within one hundred twenty (120) days or the conditional <br />use shall become null and void. <br />10. All of the above conditions shall be fully and faithfully executed or the conditional use shall become <br />null and void. <br />In response to the Commission's question regarding outside storage of ice machines, Mr. Sorensen said <br />City Code prohibits any outside storage of goods and materials. <br />Mr. Meadows asked the applicant to come forward. Mr. Mikel Isaac, 12101 NW 4th Street, Plantation, <br />Florida came forward. A brief discussion ensued regarding the prohibition of outside storage of an ice machine on <br />the site. <br />Mr. Isaac said that he agrees with most of the conditions of approval; however, there are some additional <br />conditions of approval that were not part of the original conditional use approval. He said the comment regarding fuel <br />dispensing not commencing until the landscape plan has passed inspection was added and questioned if that could <br />be removed from the conditions of approval. He said that most of the landscaping is a maintenance issue. Mr. Isaac <br />said that the owner would like to open as soon as the final fire inspection is passed. <br />Mr. Isaac said the site lighting comment was not part of the original approval. He said there are no changes <br />being made to the lighting on the site and requested this condition be removed from the conditions of approval. <br />Mr. Isaac explained that on the landscape plan that was submitted to staff it showed a tree being added on <br />State Road 436. Mr. Isaac requested relocating that tree to the rear of the site because the tree would block the <br />monument sign. <br />A general discussion ensued regarding lighting levels in the City and possibly reviewing the lighting <br />requirements due to safety concerns. The Commission discussed relocating the tree from State Road 436 to the rear <br />of the site. A general discussion ensued regarding the time frame needed to complete the landscaping requirements <br />and the condition of approval requiring completion of the landscaping before fuel dispensing can begin. <br />
