The applicant shall obtain major site plan approval through the City's Planning and Zoning Commission <br />within one year of the conditional use approval. <br />10. The applicant shall obtain the required replat and land use rezoning to PMX -Mid prior to site plan <br />approval. <br />11. The use shall remain in complete compliance with all City, County and State requirements. <br />12. All of the above conditions shall be fully and faithfully executed or the conditional use shall become null <br />and void. <br />Mr. Meadows asked the applicant to come forward. Mr. Cas Suvongse, SK Consortium, 1053 North <br />Orlando Avenue, Maitland, Florida came forward. Mr. Suvongse stated that the church purchased land to build a <br />Fellowship Hall so it can separate the social functions from the sanctuary. He said that they have no objection to <br />staffs recommendation and requested approval from the Commission. Mr. Suvongse questioned number 5 of the <br />conditions of approval regarding a modification to the setback requirement. Ms. Regan explained that the church is <br />required to have a 25 foot setback requirement for the entire site. Mr. Suvongse said that they would request that <br />modification. <br />Mr. Meadows asked if there was anyone in the audience who wished to speak in favor of, or in opposition <br />to, the request. No one came forward. <br />Mr. Meadows asked for a motion to address CU 13 -13. Mr. Wadley made a motion that the Planning and <br />Zoning Commission approve CU 13 -13 to allow for the development of a fellowship hall at 1815 State Road 436, <br />based on the findings of fact and conclusions of the staff report dated November 13, 2013, and the 12 conditions <br />listed in the staff report and the testimony presented at tonight's meeting. Mr. Bryan seconded the motion. The <br />motion passed unanimously by voice vote. <br />Ms. Marie Regan said if the Planning and Zoning Commission chooses to recommend approval of SP 13 -01 <br />to the City Commission for the Aloma re -plat for the property located at the 1815 State Road 436, Casselberry, <br />Florida, the approval should be based upon the re -plat dated October 8, 2013, the findings of fact and conclusions of <br />the staff report dated November 13, 2013, and the following conditions: <br />1. All remaining and subsequent City Engineer, City Attorney and City Surveyor comments will be <br />addressed before City Commission approval. <br />2. The City Surveyor shall execute the signature block prior to referral of the re -plat to the City <br />Commission. <br />3. The re -plat shall be submitted in the following form prior to review by the City Commission: (1) <br />electronic PDF copy; (2) 20" x 24" copies, and one (1) mylar of the plat executed by the owner, <br />surveyor and City Surveyor. <br />
