SECTION I. The Casselberry Unified Land Development Regulations, Part III, Chapter II, <br />Article VII, Section 2 -7.26, "Seminola Boulevard Overlay District (SB -2) Design Guidelines ", <br />Definitions, shall be amended as follows: <br />E. Definitions. <br />Additional definitions not listed here can be found in the City of Casselberry's Unified Land <br />Development Regulations (ULDR) Article XXI, Language and Definitions, or a Webster's <br />Dictionary. <br />Facade. The exterior wall of a building exposed to public view or that wall viewed by persons <br />not within the building. <br />Primary: The side of the building that fronts on the primary roadway. <br />Secondary: Secondary facades include building elevations that are visible from the <br />roadway; that portion of the building that fronts on a side street or a <br />parking area that provides access to the buildings <br />Fly Loft. An un- partitioned attic or gallery directly over the stage of a church, theater, or <br />auditorium used for lighting and other mechanical stage - related equipment. <br />Garden Homes. A two - storied single family detached residential unit on a minimum 40' wide <br />lot. <br />SECTION 2. The Casselberry Unified Land Development Regulations, Part III, Chapter II, <br />Article VII, Section 2 -7.26, "Seminola Boulevard Overlay District (SB -2) Design Guidelines ", <br />Design Standards, shall be amended as follows: <br />c. Open Space. <br />1. Single- family detached residential lots shall provide a minimum of 35% open space <br />for individual lots Garden Homes shall provide at least 25% open space for an <br />individual lot. At least 50% open space shall be provided for the combined single - <br />family uses, and can include park land or water bodies set aside for open space <br />within the SB -2. Town home development and non - residential uses shall provide a <br />minimum of 25% open space. <br />2.
