WHEREAS, the City Commission of the City of Casselberry adopted Ordinance 02 -1071 <br />to apply the future land use, zoning and other design standards to certain properties included in <br />the Seminola Boulevard Small Area Study Phase 2 (SB -2); and <br />WHEREAS, the Casselberry City Commission finds it to be in the best interest of the City, <br />its citizens and property owners, to encourage planned, compatible and profitable development; <br />M <br />WHEREAS, Part III, Chapter II, Section 2 -7.6, Seminola Boulevard Overlay District Design <br />Guidelines details the various development criteria established to ensure a well planned and high <br />quality mixed use development within the corporate limits of the City of Casselberry, Florida; and <br />WHEREAS, the Casselberry City Commission finds this Ordinance serves a legitimate <br />governmental interest in preserving the quality of urban life by providing an additional opportunity <br />for residential development within the Seminola Boulevard Overlay District that encourages <br />redevelopment and discourages urban sprawl; and <br />WHEREAS, the Casselberry Planning and Zoning Commission / Local Planning Agency, <br />reviewed this ordinance and found it to be consistent with the City's Comprehensive Plan. <br />ki W1 _ i_.- <br />
