d. Impervious Surface. <br />1. The Impervious Surface Ratio (ISR) for the overall SB -2 development area shall not <br />exceed 50% for single family residential areas, and can include park land set aside <br />for pervious space within the SB -2. Garden Homes shall not exceed 75% <br />impervious area for each lot. ISR shall not exceed 75% for all town home <br />development and non - residential areas. Residential uses located over commercial <br />will be calculated as floor area ratio (FAR) rather than for ISR. <br />2. ISR shall be calculated on an individual lot -by -lot basis for single - family detached <br />residential areas and shall not exceed 65% per lot or 75% for Garden Homes. <br />SECTION 3. The Casselberry Unified Land Development Regulations, Part III, Chapter II, <br />Article VII, Section 2 -7.26, "Seminola Boulevard Overlay District (SB -2) Design Guidelines ", Buffer <br />Yards, shall be amended as follows: <br />f. Buffer Yards. Buffering is required between the development within the Seminola <br />Boulevard Phase 2 overlay district (SB -2) and the existing adjacent land uses outside <br />SB -2. This information is graphically depicted in Architectural and Site Guidelines <br />(Exhibit C). The text within these design guidelines supercedes the information <br />provided graphically. <br />(1)0a Single family detached (Exhibit C: SFBY): <br />i. A minimum 15' wide landscaped buffer with an average of one canopy tree <br />every 25' on center. <br />ii. A 6' solid vinyl fence. <br />iii. Minimum 50' rear building setback <br />1)(b) Garden Homes (Exhibit C: GHBYI: <br />i. A minimum 15' wide landscaped buffer with an average of one canoav tree <br />every 25' on center. <br />ii. A 6' high solid vinyl fence. <br />iii. Minimum 30' rear building setback. <br />SECTION 4. The Casselberry Unified Land Development Regulations, Part III, Chapter II, <br />Article VII, Section 2 -7.26, "Seminola Boulevard Overlay District (SB -2) Design Guidelines ", <br />Building Standards, shall be amended as follows: <br />h. Building Standards.
